Browse Forums Building A New House 1 Oct 11, 2011 6:55 pm Hi All, Just wondering if there is anyone out there that is building at Spring Farm Riverside? We have gone with Eden Brae for our new home and so far so good. We have seen and heard good and bad things about this company but so far for us it has been smooth. We signed the contract yesterday and have booked in our Home Options Gallery appointment for a few weeks time. Has anyone had any problems with Spring Farm as yet? We went a saw our block of land yesterday as well and were told that it is a big possibility that the registration will be moved back but luckily have extended our fixed price a few months ahead. We have bought in Stage 31 - The Reserve. We are also looking at homes at the moment and really like a McDonald Jones home at this stage. The only problem being is we are unsure as to when registration will be, like you! What was the land looking like when you went out there the other week? I am assuming you went out there with Colin? What was the latest regarding rego? How far have you extended the fixed price tender for and what has Eden Brae advised you regarding this? i.e. how long does it take from rego until they can do all they need to? This is one of two options we are thinking of. the other option is simply waiting until early next year when more is known but realise theres always a risk of price increases. We thought that was a pretty good deal particularly considering prices seem to increase around 8% per year ($20,000.00) It cost a bit more than the normal quote would have but nothing like the potential increase we faced had we not locked it in. Plus we had the advantage of the price reducing if the land registered quicker... it was a no brainer for us we won whichever way we looked at it. It is $1000 per month for 3 months and then 0.5% of the house base price for every month afterwards upto 12 months. The Milano Two 15 is $192,700 so 0.5% of that is approx $965. so could say its basically $1000 per month to extend the tender period for however many months you want up until 12 months. We haven't been told nor offered the price reduction however..... that certainly sounds like a very safe way to go (although always a bit sceptical when it comes to getting money BACK from these building companies!) Which McDOnald Homes design did you end up going with and have you finished? We are a bit sceptical at the moment with what exactly can and can't be done while the land isn't registered etc. Our Building Blog: http://oursliceofriverside.blogspot.com.au Re: Building in Spring Farm, Riverside, The Views - Saville 5Oct 18, 2011 8:13 pm We have built 2 homes with them.. the last one was the Chesterfield Grand in Fern Bay Newcastle... because of the great design and steel frame we managed to sell it straight away.. now we are looking to move back to Sydney. When we built our land look as if it was going to take 12 months to register and at the time Mc Jones offered their normal 150 day price fix..then they introduced the extra 7 month calc... we jumped at it... it was only a calc.. they made an allowance in the new tender for the 12 months ($7000 I think ) and when the land registered the DA approval was given from the council and our bank letter went to them we were actually 3 months under time ..so we got a $3000 adjustment against the $7000 allowance. On their price list and more because it crossed the new January price period the base price had increased about $13000 in that same 9 months period.. but costing us only $4000.. we were miles in front. However we had to be patient whilst the land went through.. doing the selections, plans,contracts and waiting to submit plans to council as soon as it registered.
