Browse Forums Building A New House 1 Oct 10, 2011 10:46 am Hi,
Just joined up. Have currently purchased a small block of land with my partner and decided I would post the progress throughout the process. We only wanted a small house i.e a couple of bedrooms, a study and one bathroom with a small backyard as we are not all that keen on gardening. We decided to build in Mansfield SA. Part of a housing development so will be surrounded by new houses and newly done parks and only 9kms from the city where I work so will still be able to ride my bike . More to come Steve Re: New house blog 2Oct 10, 2011 11:11 am Welcome .. look forward to seeing more .. sounds good! Cheers Re: New house blog 7Oct 17, 2011 6:44 pm Hi nglbuilder, We spent a little over 10k, yourself? what did you think of the standard laminate choices?? Cheers Re: New house blog 9Oct 18, 2011 10:53 am I think we got the same deal as you did. Sterling have been pretty good we have had no problems with communicating with them thus far. The salesman has been really good and this is why we went with them. And you? cheers. However we are currently dealing with a issue of the lot next to us is also being built on by Sterling (quite a good way along) and when they were doing the slab they spilt concrete over onto our land and it sent into the dirt and now we are trying to get them to dig up the concrete and dispose of it and they are quite slow in responding. Cheers Re: New house blog 11Oct 18, 2011 11:21 am We also have Sterling building next door to us but luckily we will be the first to build on our block so hoping there are no issues. Is it with Port Enfield council your with? how long have you been in council? we have been there for 4 weeks now and hoping the house gets approved by the end of October. Good luck with your build and let me know how you progress! As soon as anything happens on the block i will start posting pics on my thread and let you know. cheers, Block settled - 08/08/2011 Site scraped - 09/12/2011 Slab - 19/01/2012 Frames - 13/02/2012 Roof - 01/03/2012 Bricks - 19/03/2012 Lock-up - 19/04/2012 Hand over - 05/06/2012 Re: New house blog 12Oct 18, 2011 1:37 pm Been in council a couple of weeks now, not sure the exact date the application was submitted. Yes Port Adelaide Enfield, have not had to deal with them before, currently in Charles Sturt. If there are no hiccups should hopefully have the slab down and frame/ roof (colorbond) up by xmas. I cannot wait till I I actually have photos of something happening!!! Re: New house blog 13Oct 24, 2011 12:26 pm Just got a notice from the builder stating the engineer could not locate the presence of the main utilities lines i.e. electricity, water, storm water, sewer, gas and phone. Although there was no more information. Do I need to contact someone (maybe the utilities companies) and ask them to provide a plan of where their mains are located in the area? Cheers, Steve Re: New house blog 14Oct 24, 2011 12:54 pm I'd phone the builder and ask them what you're supposed to do - they've built hundreds of houses and know but you don't For info on our build: viewtopic.php?f=31&t=43093 Built the McLaren by Dechellis - slab down 22 Feb - handover 30 Aug 2011 - and gardens finished 9 Dec 2012!! Re: New house blog 15Oct 24, 2011 2:09 pm Hey nglbuilder, We had exactly the same thing come back to us and we said that there is a pole right in front of the block and asked them what they are talking about? they said no problem and left it at that. Also the engineer said that the site had to be re-surveyed as there was no pegs but this was BS and we hunted down the pegging plan and forwarded this to them. They tried to slug us $800 to get it re-surveyed! You have to be on your toes with the builders as they will find anything they can to charge you more money. In regards to the water not sure what to do there just contact Sterling and speak to them about it you should get put through to the person who is on the letter which came from the builder do not speak to reception they won't know what they are talking about. Let me know if you have any questions i will try and help. cheers Seb. I think... It was essentially the builder being lazy and not wanting to lift up a phone and call SA water, ETSA and APA... Now still just waiting to hear back about council approval. It is an awful wait just because no one can tell you when it will be approved... sooooooo annoying Re: New house blog 18Oct 31, 2011 1:11 pm Tell me about it! I called the council mid last week and they told me that all that is left is a site visit which they hopefully did on Thursday or Friday. It better go through this week!! Good to hear the other issue is sorted now, you have to be one step ahead with the builders! Good luck, Seb.
