The builder & council take the average of the 2 homes on either side. We had to pay around $400 for dispensation application with council to request a smaller setback of 6metres to align back where the original home was built. We had one neighbour at 6metres and the other at 12. We had to request MainVue to do this...it was not something they willing offered, and had we not been aware then we would have ended up really frustrated with their verbatant responses about this. In the case of an easement this depends on the depth of the sewer pipe in the ground. It's not impossible to build up to it but it does require additional engineering and concrete piers to support your house. This also greatly depends on the type of sewer pipe - concrete or steel. We had an easement in our yard. Our pool was installed just clear of the angle of repose requirements but we went through 5 months of hell with City West Water in order to get our shed built over the easement, this in turn delayed our house build but we weren't prepared to have 2 metres of wasted land at the back of the block. Luckily we had a steel pipe which enabled us to build over it. Made Evert excise under the sun..... But all of a sudden it is able to be built where I want it. If I hadn't of pushed I would be building on a plan I wasn't happy with. Maybe even sooner After numerous times being told the earth works would be commencing, we are still yet to see any progress. There are now 6 other house frames up in our court and our builder is yet to put up a fence. Really regret choosing MainVue at the moment..... Any advice for a MainVue newbie would be appreciated. We had our soil tests done today (my block is going to look like swiss cheese the way it is going), awaiting a call from head office to book in dates for all appointments. Had my Cosham info session Monday just gone. Aiming to get my build blog going again so will put the link in my signature when I have it sorted. Also very disappointed as we where just told the siting was mis calculated and we now lose another meter of land again... Its just keeps going from bad to worse.... Its just keeps going from bad to worse.... So where is it moving to now? Slab is not moving. On the "final drawings" it showed we had 8.9m to the north side of the house. Once they did the slab, they said they as the drawings where an estimate, its actually 7.9m to the boundary..... It feels like they have never done this before and are trialling it out on us... Love the house. Love the space. Especially the kitchen, dining, living and alfresco zone. They are "supposed" to come back to fix some problems we've found. They give you four weeks to tell them about. I've spoken twice to the SS about fixing some of them but then never hear anything from the trades (except for the bricky, he was great) I've partly given up until the 12 month maintenance check but given one electrical point hasn't been installed properly on the splash back you'd think they'd be a little more onto it than that. Yeah I would expect them to come back and fix the power point at least. We went yesterday and found our frame almost finished. Was not expecting that much to be done. I'm hoping they are not trying to rush it and finish before Christmas. I'm kinda annoyed that they have not put down the drive way protection. Out of the 6 houses currently under construction, ours is the only one..... I can think of 2 reasons why they don't allow this one is WHS/insurance liability and the other is the time clause which guarantees the build to be completed within a certain time frame, else they have to compensate the owner. I know why they don't do it, but it would be good if they could some how work it otnto the contract. Anyway I have much bigger problems. I just had an independent inspection and fecieved a 30 page report on all the defects. Am I'm the process of understanding all the issues and asking the builder how these can be fixed, if not too late.... Its disappointing that you pay them a premium to build your house, then you need to spend another amount to have someone else check theyre work. Should I perhaps someone else to check my inspectors work and so on?
