Browse Forums Building A New House 1 Oct 08, 2011 2:27 pm We have gone with concrete roof tiles as we didn't want to pay $5000 for the upgrade to colourbond. Last week they asked us if we wanted sarking for approx $3,000. We asked them the benefits and they said it just kept the dust out so husband said no. But this week I've done more reading and it seems to me that sarking offers more than just minimising dust in the roof eg, reflecting heat, reducing need for aircon/heating, keeping moisture out of roof. What are your thoughts on this? Anyone else opt not to have sarking? My next question is we are looking at getting the ducted aircon fitted after handover - saving about $5,000 and recieving more zones and an upgraded zone controller. (this all needs to be finalised this coming week) How would we go with sarking and roof tiles if we were to do this? Is disturbing the roof so early bad? I'm totally oblivious to this stuff and understand that building is going to be a steep learning curve. Re: Sarking & concrete roof tiles 2Oct 08, 2011 3:43 pm I forgot about sarking for my last house but would look at including it if I built again. I would want it to be reflective see following link: http://www.anewhouse.com.au/?p=838. If you already have ducted heating included and want to use the same ducts for cooling you will need to get the duct size increased The Harder You Try - the Luckier You Get ! Re: Sarking & concrete roof tiles 3Oct 08, 2011 7:19 pm We were going without sarking as it wasn't included but went we got bushfire assessment done we required it (bal 12.5). So in the end we were forced to have it but so glad - we really did want it but were trying to cut costs. If u can afford it I recommend getting it! Re: Sarking & concrete roof tiles 4Oct 09, 2011 6:35 am I think I will give them a call on Monday and see if we can. I have a feeling we may come back with a bal 12.5 bushfire zoning also. My biggest concern was does this remove my ability to install ducted aircon after handover? I will talk to the guy I was going to go through on Monday also, I was just being impatientand know there is a wealth of info in this forum. Thanks... Again! Re: Sarking & concrete roof tiles 5Oct 09, 2011 6:43 am I wouldn't say that the sarking will prevent installation of ducted air conditioning. After all plenty of people get air conditioning installed under colorbond roofs which can't be easily removed. If the installation contractor wants to remove tiles for access you will just have to make sure the sarking is replaced. The Harder You Try - the Luckier You Get ! Re: Sarking & concrete roof tiles 6Oct 09, 2011 7:54 am Sarking is always done with colorbond to prevent the heat transfer, it does sound a little expensive. I had to have full sarking because of the bushfire rating. Building Standards; Getting It Right! Hi all Iām in VIC and had some storm damage in my garage a month ago.
