Browse Forums Building A New House 1 Feb 05, 2008 9:09 am Hi everyone,
Myself and my partner are in the process of choosing a display home design for building within the next year and we are very keen on open plan designs - we have looked at the Metrecon Latitude and really like this design, but are keen to see some more floor plans that may be of interest to us if anyone has purchased or looked at them. We are after a single story home, with 2-3 bedrooms + study - any help would be much appreciated. Thanks in advance, Rob Burton. Re: Best open plan designs? 4Feb 05, 2008 1:23 pm I don't know if you've looked at them but H3nley I think has the most open plan designs I've seen Re: Best open plan designs? 5Feb 05, 2008 8:38 pm Hi Rob, we looked at many many plans and were keen on open plans only (though we were after 4 beds + study) - here are some of the ones we looked at which you may be interested in:
The Carraway , Edenhope, Belgrave & The Waterford by JG King. They have a good range of open plan designs which attracted us. We had a very close look at JG King, had good experience with the sales person (Karl) out at the Epping office, however I know nothing of their build quality, etc etc http://www.jgking.com.au/choosing/ The Abode by AV Jennings. Interesting if you want all your bedrooms in one area at the back of your home.. http://www.avjennings.com.au/VIC/HomesToBuild/Properties/Abode_275_Plus.aspx?HomeDesign=4678&Storey=1&OrderBy=Price%20ASC&ReturnUrl=%2fVIC%2fHomesToBuild%2fSearchResults.aspx%3fHomeDesign%3d4678%26Storey%3d1 The Hamilton by Orbit Homes. You could use one of the 4 beds as study? http://www.orbithomes.com.au/homes/vic_hamilton2.html The Brighton by Rawdon Hill homes, has potential for great entertaining!! http://www.rawdonhill.com.au/NEW/homes/brighton/brightonFP.html The Charleton by H3nl3y. Bit smaller, but I think they may have a larger version! its a nice simple design! http://www.vic.henley.com.au/#/House/27/FloorPlans/ (can't post website due to restrictions on names! ) And if you are anywhere near Craigieburn, we also looked at a small/medium builder Colex Homes - their plans are pretty much all open plan single story & may be of interest to you. We spoke to a lady called Sophy in their sales office and she was helpful and more than willing to make changes to our plan or custom design one for us!! (very keen sales person!!) http://www.colexhomes.com.au/designs.html Anyway, as you can see there are plenty of options out there for open plan living!! It very much depends on your land (width, length, orientation etc) We ended up giving up on project builders and going with our own design as we wanted a simple, clear layout with large open living spaces and no mazes to get around! Each to their own! Hope this has been some help! You may even want to check out our custom design plan which is on my blog (click www below) Cheers, Ruth Ruth -Bought house in Melbourne inner burbs, knocked it down & now...we are owner builders! Sounds like you're looking for a similar thing to my wife and I. We were tired of looking through 30sq homes with 5 bedrooms, 2 dining rooms, a sitting room, a lounge and a rumpus room! All in 30sq!!! We eventually settled on the Larne from Urbanedge. http://www.urbanedge.net.au/edge_series_larne.htm It is 4 bedrooms. Master is huge with wonderful ensuite and private courtyard. The kitchen/dining area is about 6.5m x 6.5m with a lounge offset from that which is about 6m x 4.5m. There is a great theatre room and alfresco off the dining area. Kitchen has a separate preparation area as well. Best thing is that everything you see in the display home is standard! It means the display isn't as fancy as some others, but at least you know you get the two ovens, the stone bench tops, the porcelain dunny, the high ceiling, the carpet, the raised floor in the theatre room etc etc. Now, we haven't started actually building with them, so I can't vouch for their quality. I did speak to 5 people who have built with them who all raved about them. I recommend speaking to the girl and guy at the Tarneit display (I dont think I'm supposed to use names!), because they are both wonderful people. Alan and Thuy in Melbourne Building a second time! Re: Best open plan designs? 7Feb 06, 2008 8:11 pm Hi Toast! We had a look at urbanedge as well and felt they were very nice homes and as you say they display exactly what you get for your dollar which is good. All the best with yours, the plan is very good.
