I've had a bit of a rant on my thread about things not being done prior to PCI and the builder expecting you to handover your final cheque and get the keys only for the work to take a long time to be completed ... once they have your money they lose interest. Hopefully it can all be fixed reasonably quickly ... but don't handover your money until you and your inspector are happy! They won't have my money until all the issues are fixed and we'll do a re-inspection one week before handover after they claim to have fixed the issues. Re: Porter Davis Forestdale 29 in Tarneit - PCI Issues.. 63Feb 21, 2012 10:36 pm I was supposed to meet the SS on site today to discuss the list, agree on a fix and sign off so that we can ascertain a date for settlement. But after forwarding the list of issues with the inspector's report to the SS, he hasn't called back. Today I got a email response from him that he'll call me today and that he's got everything booked in. But to my surprise he didn't call.. With the previous inspections, the SS had insisted that we meet on site to discuss the inspectors report and agree on the fix. This is what is outlined in the HIA contract for the PCI inspection, but there has been no sign-off on the list of issues and no agreement on a fix, but somehow the SS has got everything booked-in. Not sure what's going on.. Also I got a call from the BC asking to forward the documents to the bank for settlement. So I gently reminded her that there will be no settlement until all the issues are fixed.. To which her response was that if I delay settlement, there will be a charge of $250 per week as per PD policy !! I did CC her on the email detailing the list of issues, but she denied any knowledge of these and kept on stressing on the fact that we've got new bi-folds.. Like we got them for free !!! Well, I sent them (SS & BC) a long email that they haven't followed the standard HIA procedure for PCI as described in the HIA contract. So, got a reply back from the SS that he's working on fixing the issues and he'll be happy to meet us tomorrow arvo to go through the report.. Hoping it all goes well.. He also noted that the plaster will be in to fix the holes that were created from the bricks coming in through the windows and then start painting! Can't wait to see the colour. Our front door frame will be replaced too as they tried to kick it in which then chipped part of the frame off. SS also said he had an update from the plumber yesterday stating that the estates sewer won’t be ready until LATE APRIL or EARLY MAY!!!! I then asked would PD be paying me the additional fees for delay in completion and he said no as this is caused by the developer! So needless to say I am really disappointed as I was somewhat hoping for Easter or soon after and looks like our house will be finished and sitting around (hopefully the vandals don’t come back again) waiting to get the occupancy permit as that can't be achieved until the sewer is working. (sorry to re-post from PD blog as I am not sure if you read that one. So so hopefully it still moves a long but slower is fine so it isnt just sitting there waiting for us! I look forward to hearing how today's meeting with the SS goes. Good luck! I really dont want to start the front landscaping until we have the driveway is finished as i was to put some privets along it and some sort of feature tree in the front - ornamental pear or crepe myrtle and grass. Not really sure about the rest.lol Do you think my SS may allow us to get our driveway done in that time?? I left a message for the developer of South East Water today to see if they can enlighten me alittle more why its being delayed so we will see what they say?? He's planning to have them fixed by the 7th and we'll be doing the handover on the 8th and appliances on the 9th. The only bit that's worrying me now is that just in case they don't fit the appliances on 9th (Friday), we'll be stuck with no appliances through the long weekend.. Hi baronx, I’m pleased to hear that the issues are being resolved and fixed. I know being left with no appliances over a long weekend isn’t ideal so I’m really hoping that handover does occur on the 8th. Let us know how it goes. Good luck. Ebony Porter Davis Homes Questions? Sent from my iPhone so please excuse my spelling mist cakes Hi cattycatcat, sorry for not publishing any updates as we’ve been flat out for the past couple of weeks with the moving etc.. In a nutshell, we did the handover of the house on the 9th, and there were a few outstanding issues which the SS agreed in writing to fix soon after. Now, over 10 days later, I have called the SS numerous times & not once has he returned my calls and some of the issues have not been addressed at all. It’s such a drastic change in the attitude of the SS where he was getting these issues fixed quickly before handover and now once we have handed over the money, he just can’t be bothered. Major outstanding issues are: * The rangehood is blowing air onto the cooktop as one of it's part hasn’t been installed. The part was left on site, but no screws were there so I couldn’t do it myself! * We have an angular kitchen benchtop and one corner of the Caesarstone benchtop wasn’t installed at handover. As per the SS, this was booked in for installation on the day of handover, but wasn’t installed till 2 days after handover . Now the finish of the benchtop is nowhere near what we expected as the joint width in the Caesarstone benchtop is 2mm which is wider that the maximum allowed as per the manufacturer's specification and there's a dark stain running along both sides of the joint. * Also, one panel of our wooden sliding door is bowed and is banging in the fixed panel when sliding. This was noted in the PCI inspection report, but wasn't fixed. I messaged Ebony (from TeamPD) yesterday and someone called me today to check with what was wrong with the rangehood. They were supposed to ring back to book an appointment, but it seems that they need more time to fix something so trivial. One thing’s for sure.. whether PD fixes these issues or not, its goanna leave a bad taste in my mouth. Re: Porter Davis Forestdale 29 in Tarneit - We've got the ke 78Mar 21, 2012 3:29 am baron, such a shame, I am sure "Ebony" will be on here to make it sound like everything is fixed and smooth though! Friends of ours had a similar issue, they called their SS every 30 minutes until he answered and then called their BC constantly with an email reminder every hour. They seemed to eventually get the idea that they should fix their problems as it was done after 2 days of this. Don't give up and do not let them give you excuse after excuse. Apart from the sour stuff, how is the new house going? Its sad when people post negatives about thier huge investment and can't post how much fun they are having in their new home. Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 12345 If so what were the "special circumstances" under which it was granted?
