My fiance and I are pretty excited. We're building on Robey Ave on the far West of the estate. We chose a single storey from Firststyle. If you don't mind me asking, what about you guys? We had finally sold our old home and moved to a renting home so it been a bit busy for us. That is great i think we will be really close we are in robey ave as well. we are opposite of the bush. Finally we got our council approval 2 days ago. Hopefully we got our bank loan approve soon. For us because some drama with our old home so it delay our process before. I think you guys will catch up with us. We are building with Mirvac. And we are going to build a 2 storey home. How is your house progress so far? My wife and I put a deposit down on some land in Corsair Ave, Parkbridge and have chosen a house design by Lily Homes. It's Similar to the Marigold that's on display, but bigger bedrooms and Living areas. So it's a 27 Square single storey which is a great size. Waiting on the final tender to submit everything to the council and bank. Has the council been quick with approvals? Any way, I'd like to hear others experiences in the bulding / builder selection process too! I heard they changed their system so it only take 3 to 6 weeks to approve. I am not sure if it is true but i got it real fast so i am happy. Because of the holiday periods ( no one really to blame) things are behind and still waiting on the final tender and house contract to send off to the bank and approve. It's stressfull already because If I don't get the contracts this week, then i could loose my block of land! Hows your building going and expreience with the process so far? We are in our last stage before build.... waiting for the bank approve our loan.... As we have been asking Mirvac to extend the time for us to get the bank loan approve we can't be extend any longer. We must have it done this week. Are you apply your building and land in one loan? We are getting a land loan then apply for building loan so we are sure we get our land first. (indeed we exchanged our land contract in May last year and now still not building yet) I think you maybe abke ti ask Mirvac to give you a little bit more time as they also know it just passed the holiday periods everything is not moving as fast as it should. It won't hurt to try. So far I found Mirvac is really understanding and helpful. So try to call Micheal in the Sale office in Parkbridge he might be able to help you at least you won't lose your land. And you better chase Lily home to get their contract done for you as soon as possible too as i found builder normally take time if you don't chase up. Totally understand how stressful you will be as we are in the same shoe facing a similar problem. Hopefully everything work out for both of us. I will pm you my email so you can contact me direct. It's through the CBA. I already have pre approval but I need to supply both the land contract ( which I have already done) and the house contract (which im waiting on) to the CBA at the same time. It's a 2 week turn around from when I get the house contract to when I actually get the final approval and funds.. So Im looking at early February I have spoken To Lily homes a few times and they have been very helpful but can only go as fast as the surveyor etc... can go. Hopefully I will have everything finalsed this week and have the approval from the bank for the build by the 2nd week in february at the latest.. Isn't it frustrating with how long everything takes! nothing is straight forward! I hope your funds and everything get all sorted ASAP for you! So you have by the end of this week!! We are in the same boat. I need the docs from Lily this week so I can keep the land otherwise I loose it too! I'll have my fingers and toes crossed for the both of us! Fingers cross our broker and bank get everything done by the afternoon of Friday. Great to hear that Lily homes is helpful too and everything sorted out for you. We wanted a big enough block to put a big single storey house on it. 4 bedroom, 2 bathroom, Lounge, Kitchen, Dining and family room with a double garage and alfresco. Lily could do this for us and it's exactlty what we wanted! They were great and we made amendments by increasing the size of the house and still was a good price after the extensions. The added bonus was still having a 10 metre deep backyard with a single storey house. My block is 36.2 metres deep. The majority of the blocks in parkbridge are 30m deep only. How big is your block? Do you have any plan? 480 is very nice size and yes most of their land around 30m deep but it is a very good length. I have seen some other estate try to put more block in so their deep only 25m it is really hard to build a nice house with a back yard. I am pretty happy with parkbridge design. Our block is 460m2 with an substation in our block so indeed we need to cut another 12m2-14m2 out for the sub station. A 27sq single storey is very big. I am sure it will looks very good. I've seen in some other threads though that people are lumped with extra site costs for piering etc but the Mirvac brochures indicate a "fixed price" - does anyone have any feedback on what I should be looking for in dealing with them (or any builder for that matter)? And for anyone who has managed to move in how have you found living in the area? PS sorry my first post in these forums and not really contributing but asking - hope you don't mind. The way it is worked is:- 1. pick your land 2. pick your house 3. arrange site survey & tender 4. tender written up and all details are confirmed with you 5. House contract is then issued as fixed price. Once the bulder has the site survey back, they will give you fixed site costs. There is usually a general allowance of up to $16,000 for site costs but this usually does not include drop edge beams and piering to certain depths and you may also be in bush fire zoning. My brother has been living in parkbridge estate since the 1st release. They enjoy living there and this is a big reason why we decided to build there too. Although Mirvac indicate fixed price contract, it's only when you get the contract the price is fixed. You will not get a definite price off them until it's up to the contract stage. They will give you an indicitive ( what they were or are achieving) price. But each block of land is different and costs will vary. Im not sure if mirvac also include opticom wiring, solar or gas boosted solar hot water, and fencing fencing to name a few things. Im in the process of it all now, and im getting everything added in to my tender that i want to my house contract so the fixed price is EXACTLY what I want. I went with Lily Homes and got all these included in my house contract to avoid any surprises. Any other questions, i'll try and answer them as best I can. Its good to be around family - mine are in West Hoxton and Prestons but I'm in Dulwich Hill which means visits cant just be as spontaneous as I would like. Plus you don't get to see them as often as you should - maybe thats a good thing Anyone please feel free to tell me to start a new thread or refer me to another but above the $16K allowance in the initial estimate what sort of cost is common for the drop edge beams and piering (or anything else other than what David has mentioned). I understand its block specific but are we talking thousands or tens of thousands? I suppose like everyone I'm keen to ensure that costs wont dramatically increase once I've commited to a package. Is there any sort of advice or checklist to minimise the impact of this actually prior to signing? Also what is the etiquette with regard to fencing - some of the blocks I'm looking at already have built houses adjoining them with fencing in place. Rough estimate is about $600 - $700 per M2 for drop edge beam. so if you need say 5m2 you would be up for an additional $3,500. But again, depends on your block. You may not need any and have enough cut and fill. Best thing to do is find your block of land, and put down a $1000 holding deposit. Then pick your house and organise with the builder to have a soil sample and survey done. This will mean you will know the slab required, usually M class or H class and if you need piering/drop edge beams. If you don't wish to proceed, the process might cost you about $1100 max. (survey cost is about $700 and you will get about $700 back from your $1000 holding deposit for the land if you wish to cancel after you get the costs back. If you wish to proceed once you get the site costs back, you aren't out of pocked at all! Your ready to then pay for your land and arrange your tender and house contract. In regards to fencing, it may be the neighbor directly ( usually the nicest way) or their solicitor/conveyancer contact you about fence costs and reimbursements. This is something you can directly ask Mircav land sales. They will tell you their procedure. Best person to speak to at Mirvac sales office is Michael Curran ph: 02 96078144.
