Our plans just got approved by the council and it took exactly 6 weeks. You should expect the same I visited Parkbridge on the weekend after a long absence and I was surprised at the number of houses that have popped up. Not long now until you have a slab down too! Heres hoping for good weather for everyone so all your houses can be built before christmas! Im not going to hold my breath for my house.. Still 8 weeks until we get everything back from council etc.. so I'll expect my house to be done by february next year. But hey at least there is progress from everyone here! Couldn't ask for more. I think it won't be too long you house will be start building too. Where are you exactly in Robey? It is amazing fast everything went so fast. We had a look our site on Sat. Our wood frame is already started and the ground floor is finished next week will start in the first floor. It is great. I hear brick work take awhile then will start the internal. Can't wait really. Plans still need to be lodged to council and waterboard, after this the builder still has 21 days to commence work on site. Hopefully council will be quick for us. It's amazing how fast things move along once the paperwork is all done!!! My daughter is going to enroll in the school for next year kindie. So we will see the house and how the bricks work going. Very excited. Yeah in parkbridge they make zones so different zones allow different type of colour. We are in the zone 2 and 3 so indeed in a grey area. Was worry about the council but luckily all passed. Hope yours has no problem and get to the council soon. Hope everything go well for you. Yes suprised that they do maybe 1/5 of the brick work done. We found that on the Saturday they didn't do much work in our site since Wednesday afternoon but next door suddenly all bricks work and roof tiles done so we pretty sure they share bricker in 2 sites as we both building with Mirvac. But now next door is done they will do our brick work faster than before (hopefully) Hahaha! We will goto Di Lorenzo next wed to pick our wet area tiles. I still didn't make up my mind yet. You are right with the brickies, they do back to back jobs. Basically, they will complete as much brickwork on one house as far as they can reach, then they will start another job ( or finish one) while the scaffolding is erected, if not erected prior to the 1st floor brickwork commencing, and the first floor brickwork is inspected and passed prior to continuing to avoid any problems down the track when they finish the brickwork and realise that there is a mistake in the first floor brickwork somewhere. They just ensure each stage is completed correctly and checked off the supervisor or inspectors list before continuing with the brickwork. The second stage of the brickwork takes a little bit longer, not much but it's all coming along very nicely. You should be very excited wioth the progress. Good luck with the tile selections at Di lorenzo and I hope that you can get what yuou want. We will be going in a few weeks to do a sample run with the tiles. hopefully we can find ones suitable to our colour scheme. Re: Anyone building with Mirvac @ Parkbridge Middleton grang 76Apr 23, 2012 8:32 am Hi Selkie, Mirvac has their independant and company inspectors who check the works at each stage prior to sending you an invoice for the works completed. I am under the impression that due to the building regulations in Parkbridge that all builders must comply with the inspections prior to issuing the drawdown milestones (progress payments) at each stage. Im not sure how this will go with the internal fitout though. However, I am lucky that my father is a building/construction manager for another big company and will be checking mine for me. You can get independant inspectors who charge around $700. This includes review of your building plans and one or two inspections on site. additional inspections can be arranged with them for an additional fee. It's worth considering, but with Mirvac's structural guarantee that will usually outlast the occupier, it's already a piece of mind. You also get the home builders warranty which is 7 years of trouble free living. This covers problems that should not occur with the house and also a 3 month maintenance period to rectify any additional problems that usually occur during settlement of the house and structure. Such as cracked tiles in the bathrooms, adjustment of windows or doors, re chaulk to bathtubs, vanities etc from settlement and the list goes on. A few things to consider prior to paying the extra money towards one. But again, it's 100% your decision. We received our council approval about a month ago and we just need this one last paper to start laying the slab. The council is taking ages. The rate is not strata as such, it's a community levy and ranges from $80 up to $120 per quarter. If you know the size of your land you can call Stratamaster on (02) 99095300 and they can advise exactly what you will be up for. They will also tell you what it involves if you have not been informed. But as a basis, it involves maintaining the tennis courts, pools, parks with repairs and maintenance and also includes roads, mowing the parks, lawns and coucil strips out the front of all homes and pruining, trimming and removal of trees, shrubs and alike as required. Plus quite a bit more too. hope that helps. Also, I upgraded most items, front door and door handles ( came to about $600.00 ) with the trilock handle and the Milan Entrance door, remote garage doors ( about $600).. plus I upgraded all internal doors and upgraded sliding glass doors but the major things that ended up costing me was all extras including repositioning the kitchen cupboards, upgrade of appliances to fisher and paykel and including dishwasher and induction microwave and 67 downlights!!! lol $5890.00. So the external doors etc were cheap in comparison. Just keep in mind the things you will need to ensure are either paid for or included in your tender are Recycled water -(approx $1450) + opticom wiring (approx $1200) and gas boosted solar hot water (approx $2950) also ensure letterbox ( $600), landscaping to front ( $2850) and stencilcrete or concrete driveways ( between $3200 - 5700) is included - Parkbridge will not let you move in unless you have the above completed.
