There are quite a few areas along the edge where the slab is chipped. There’s also an area on the floor of the slab with some gouge marks about 1cm deep and metre long. Is this anything I should be concerned about? Re: Anyone building with Mirvac @ Parkbridge Middleton grang 985Jul 24, 2013 5:30 pm tonycfc hi, does anyone know how much it cost to get an electrician to install external lighting (all wiring and power switches are already done by mirvac)? someone quoted me $1400 inc GST for 10 x lights but i dont know if it is too expensive or not? thanks Cant see it being too difficult to DIY if the wiring and power switches are there? Is this something you have looked into? So wiring is all there, no cables need to be run? Re: Anyone building with Mirvac @ Parkbridge Middleton grang 987Aug 08, 2013 10:45 pm Hi all I am new to this forum and building in dunell street park bridge with Firstyle! I have a question regarding opticomm installations. I am having several outlets installed in the house will they provide a patch panel for the outlets or will all be connected back in the opticomm box? Thanks in advance Waz Re: Anyone building with Mirvac @ Parkbridge Middleton grang 988Aug 09, 2013 11:45 am david1981 There might be a plan amendment fee of $200-$250. However, this should only be the case if you have signed and accepted the pricing of Mirvac to include in your tender/contract. Make any changes now both internal and external as this will cost you a fair bit more if you change your mind when it is in council as they need to know all those things to lodge to council. So if you change any of them after lodgement to council, be certain to expect a little price with it. I have received my tender from Mirvac and now I want to do some amendments. Mirvac sales consultant is asking upfront $500. I have still not signed the tender and I have not finalized the tender. Do you think that the sales consultant is right? Re: Anyone building with Mirvac @ Parkbridge Middleton grang 989Aug 13, 2013 12:41 pm Doesnt sound right, though we built with Firstyle, we changed the plans a number of times and the tender a lot, even once we went to final tender, we still put in tender variations before it went to council without a fee. Thanks in advance Waz Hey wazza, welcome to the forums. With your media wiring, all media outlets will go back to the opticomm box. In the opticomm box they will have panels connecting everything and then to the opticomm modem. The modem however itself will be installed by opticomm after your handover, which will be handled by you. I got about 15 lights (including 2 fans) installed and had to do some rewiring, that cost me 1350 for 2 people a day and a half to complete. I would suggest maybe get another quote from another electrician. That work definitely has to be done by an electrician, you could take a risk and DIY but I wouldn't suggest it if you want to keep your warranties. I reckon he wants a deposit on the tender before he gives more work for the office. Some builders do that, casaview was asking for 2k straight up before he would even sit down for a tender. You can still make changes after any deposit is paid, as far as I can remember you, would only have to pay any amendment fees after signing the final consolidation plans and the contract, before then you can make any changes and they charge you for the change eg: material and what not. If you have all the wiring in place and just need lights or powerpoints installed, PM me and we might be able to work something out. I am an electrician. Re: Anyone building with Mirvac @ Parkbridge Middleton grang 995Aug 26, 2013 5:50 pm Hi, I've got a silly question to ask, what are the compulsory requirements that need to be completed prior to getting an interim occupation certificate. - driveway - letterbox - turfing in the front - landscaping - does the backyard need turfing? (We have a corner block) - fencing? Reviewing your comments we don't want to incorporate everything into the tender, however we are also very limited to the amount of cash we have. I was hoping we can slowly complete some of the activities at a later date. Cheers, K Re: Anyone building with Mirvac @ Parkbridge Middleton grang 996Sep 01, 2013 1:07 am Hey kimm When i had my handover the backyard and fencing wasnt done. So you should be able to get it and then complete the rest after handover. I dont think there will be an issue being on a corner block. Re: Anyone building with Mirvac @ Parkbridge Middleton grang 998Sep 02, 2013 5:26 pm wiztek Does anyone know what the minimum set back is on the sides of the house? Does this apply against the fence line? I think you have to have a min 900mm clearance from the house to your side fence. Re: Anyone building with Mirvac @ Parkbridge Middleton grang 1000Sep 02, 2013 5:43 pm wiztek Thanks Mark What if a retaining wall is built on the side? Does the setback apply against this barrier or the fence line? Good question. I'm not sure, it's something your builder should know. Who are you building with? 8 50947 I haven’t. But have a Lowe Design home. Not only did I find Matt Lowe patronising and a bully, but the home is NOT TO CODE. I have water coming through the bricks… 1 36871 Nothing yet, have been distracted this year with work related projects and a new kid but hoping to start building one way or another early next year.
