Anyone building with Mirvac @ Parkbridge Middleton grange?

The stage prior to going into construction, where you are still deciding on what you want the building to include in the contract, is probably the most important part. You have to really think about what you want in the contract and what you are okay to do after handover.

A couple of things you may want to consider are location of power points (including any extra ones you want added, height if you're mounting a TV) location of data points (phone TV etc), I would even say confirm with them where they are going to install the Hills Home Hub, Opticomm prefers it in the garage( or outside), but it can be a pain if you need to restart your router or modem if needed as that will have to be in that box unless you can work around it.

Also consider things like moving windows taking into account existing houses around you, location of exterior lights, the list just goes on. I've moved in over a month and there are things that I wished I had thought of earlier.

Now in regards to how long they take to get back to you with any changes really depends on the changes and their workload (how competent they are!), if you are lucky you have someone who is fast on their feet and get it done quickly.

The community levies pay for the upkeep/maintenance of community property which are the pools tennis courts and basket ball hoops and the landscaping around them. Now for maintenance of the nature strips any land adjacent to a house has to done by the owner (eg if you are on a corner block) if there is no house then the council is responsible for it.

Where the stirps on the roundabouts are concerned im not sure if we have decided to maintain them with our contractors or handed that over to the council as well.

The community levies also pay the stratamanger to manage the community (their fees) and costs for mailing and collecting levies.

Then theres the general and public liability insurance and oh yeah utilities for the community facilities.

As Iamjason said...there is so much to consider, even when you have thought of it all other stuff comes up (placement of outside taps, which way your doors swing, electrical positions), we have been lucky during the build to be able to tweak a few things thanks to the supervisor (we came across things not even covered in our upgrades or mentioned that are different to the display house), talking to previous Oran style owners on here has helped a massive amount with dealing with Firstyle, there is a lot of variances from the display house to the standard house so be wary and question everything.

As for doing things post handover, we are doing driveway, tiles, carpet and downlights and some electrical ourselves to save $.

What facade are you getting on the Oran...you will see ours going up on Middleton Drv with Estate front. We made a few plan changes, widened the garage, changed the ensuite, sliding doors on cupboards and ensuite, made the kitchen same as display house and number of other things that varied from the display house to the standard plans with fit out.

I dont understand either how you can complete the tender in that time, fortunately for us, our land wasnt registered and by the time it was the tender was done, I am sure your solicitor would be able to sort that out and most people would be in the same boat.

Thats what I thought, just needed to show you have gone to tender, but they were instant in getting a copy of the final tender signed off

We like the Estate facade so we have chosen to go with that too. I think we might haven driven ur place to check out ur facade then lol! There is not many Estate facades in the area.

There was a few things I wanted to change regarding layout of bathroom but was scared it would be costly. The partner said best off to leave it haha.
