Browse Forums Building A New House 1 Oct 01, 2011 9:43 am I was just interested in hearing from people who have spent $180k or less on their home with all inclusions (as this is the budget). Who did you build with and what is the size of your home? Re: Homes under 180k 2Oct 01, 2011 1:16 pm Hi juliettelisa, I am an interior designer but I work very closely with a builder in helping their clients design homes etc. The builder is Garth Chapman Queenslanders and they build primarily throughout Queensland but can build in other states as well. They do have some homes under $180,000 but you would be looking at fairly basic inclusions. I know of at least three designs that can be built as their value range around that price (ranging from $130k to $190k). These are all one living room, three bedroom size homes but would still be quite nice. I think you would struggle to find a builder that can be build anything larger/nicer within that budget. Another option would be to owner build if you are working with a tight budget - but it is very time consuming and requires you to do an owner-builder course. If you would like more information you can send me a message. Good luck with your project Anna Ethos Interiors is a fresh and creative design firm, specialising in online interior design services for clients all over the world. http://www.ethosinteriors.com.au Homes under 180k 3Oct 01, 2011 6:31 pm My mother in law built for about that. She built a 4 bed home with coral. If your starting price is around $140k you should be fine by the time you add site costs, basix and floor coverings. Just don't forget things like fencing and retaining if you need it. Oh and a driveway if it's not included with the builder. The little things like a tv antenna, letter box etc. can be saved for when the house is being built and landscaping can be done when you can afford it. But I can't stress enough to ALWAYS make sure you have savings for an emergency. Good luck! Re: Homes under 180k 4Oct 01, 2011 9:27 pm fresh start with coral, starts at about $110,000 then add stamp duty,3 bedroom double garage, then u can just add extras,eg.another bedroom, bathroom, bigger back room... all for under $180,000..... have a look at them there great for the price!!!!! Re: Homes under 180k 7Oct 01, 2011 9:56 pm Hmm Coral looks as though it is predominantly Queensland based. I'm in Victoria, a shame because they look good value for money! Re: Homes under 180k 8Oct 01, 2011 9:59 pm im in NSW and we are building it,we just had too add about $5000 too the price so look into it....great value for money.. Re: Homes under 180k 10Oct 01, 2011 10:21 pm I built with simonds in regional VIC for 185k (so only marginally over). 3 bedrooms, 2 bathrooms, 2 living areas etc. Included driveway, floor coverings higher ceilings, caesarstone benches, glass splashback, driveway, Re: Homes under 180k 11Oct 03, 2011 9:59 am Dennis Homes - Oxford - 4 bedroom, 2 bathroom, 2 living area, can be done under 180k including site costs. Urban Edge Homes have a lot of good plans that can be done under 180k. We are building Urban Edge Tribu 001, including site costs, alfresco, 4 bed, 2 bath, 2 living area, floor coverings, stone benches, etc for about 166k. Need to allow a bit extra for landscaping, driveway etc. Re: Homes under 180k 12Oct 03, 2011 10:06 am Biggest factors that will put you over your budget are site costs and the finished standard. If you have a lot of slope, rock or bad soil then you can get hit with $10k+ in extra foundation costs or rock removal. Take a look at Hotondo Homes also, they might have something around that price and are very flexible with their designs. Is owner building an option? I think more than a few would agree that if they had their time again they would Owner build. I know I would. I've had to learn so much just to understand the whole process that I sometimes wonder why we didn't. I also have been looking at Dennis Family, they have quite a few reason priced ones, and with wider frontages that aren't quite as long which would suit the block. Re: Homes under 180k 14Oct 03, 2011 11:47 am JG King have an alpha range aimed at first home buyers called Alpha. Not sure exactly where you are building (ie Regional Vic or metro) but if building in regional vic the prices include carpet as standard. Big M also have a range called Allegra which are aimed at first home buyers as well. It is hard to suggest as not sure exactly where you are building, and if regional not all the major builders will cover those areas. We originially left a deposit with Burbank homes and were going to build a modified version of the Victory 1800, but, came across Urban Edge and I love their plans and the inclusions are much better than Burbank. For example, Kurrajong bricks that we are likely to choose, were a category 4 upgrade with Burbank but are included as Category 1 with Urban Edge. I could see costs spiralling with Burbank by the time we upgraded bricks, and things like carpets which were necessary as Cat 1 with burbank were quite poor. I am looking at paving our driveway with aggregate pavers, think it will look nice and seems to be a bit cheaper than a concrete aggregate driveway.... I haven't had any quotes yet but have been having a bit of a look around the web. Our block is only small and driveway won't require much sqm, will lay some turf out front and probably lawn seed out back. Would like to ideally do driveway and basic landscaping for around 5k? Thanks for the insights, that makes perfect sense, and yeah, I will be leaning on the experience of the excavator operator entirely. 6 16159 I want to build a bigger driveway (without a nature strip) than has been approved under my CDC.
