If you have a lot of slope, rock or bad soil then you can get hit with $10k+ in extra foundation costs or rock removal. Take a look at Hotondo Homes also, they might have something around that price and are very flexible with their designs. Is owner building an option? I think more than a few would agree that if they had their time again they would Owner build. I know I would. I've had to learn so much just to understand the whole process that I sometimes wonder why we didn't. I also have been looking at Dennis Family, they have quite a few reason priced ones, and with wider frontages that aren't quite as long which would suit the block. Not sure exactly where you are building (ie Regional Vic or metro) but if building in regional vic the prices include carpet as standard. Big M also have a range called Allegra which are aimed at first home buyers as well. It is hard to suggest as not sure exactly where you are building, and if regional not all the major builders will cover those areas. We originially left a deposit with Burbank homes and were going to build a modified version of the Victory 1800, but, came across Urban Edge and I love their plans and the inclusions are much better than Burbank. For example, Kurrajong bricks that we are likely to choose, were a category 4 upgrade with Burbank but are included as Category 1 with Urban Edge. I could see costs spiralling with Burbank by the time we upgraded bricks, and things like carpets which were necessary as Cat 1 with burbank were quite poor. I am looking at paving our driveway with aggregate pavers, think it will look nice and seems to be a bit cheaper than a concrete aggregate driveway.... I haven't had any quotes yet but have been having a bit of a look around the web. Our block is only small and driveway won't require much sqm, will lay some turf out front and probably lawn seed out back. Would like to ideally do driveway and basic landscaping for around 5k?
