Cant wait to see pictures of your kichen when its done. Those colours look great. Love your ensuite, it is huge! The bath and window on the corner will look smashing. Are you having a spa bath? Re: Chuffy's Bedfordale Build! 3Sep 28, 2011 6:56 pm Thanks Alt! I love the ensuite too Not having a corner spa. We'll extend the shower and hoping to upgrade the bath (depending on cost), but at the very least, upgrade to the bigger 'standard' version. I love our kitchen colours too. Something a little different but not too out there And I LOVE the layout of the kids bathroom, especially when they grow up and will all need to use it at once. But I will admire the view from the alfresco with a glass of bubbly Re: Chuffy's Bedfordale Build! 7Sep 29, 2011 12:56 pm Oh YUMMO chuffy,i love love your plans & colour picks, right up my ally Goodie now we can chat on here about your house too, maybe we chat too much We are doing the splashback after handover,i wont glass but could not pick a colour I like your idea off cooking & no dishes, just sitting back with the bubbly, maybe SB & i can bring a bottle each & watch hubby doing the dishes too Gee he would be so happy!!!!!!!!! And now you have me wondering about the front doors,we went with standard to change later with out the rebate(?) to the frame for security doors (hubby thinks they spoil the LOOK),but with you saying you have to have them i wonder why we dont Block bought 1st RBC X! 2nd Ventrua,Keeper! Sounds like a plan We will probably do our splashback after handover too and I would love glass but the colour choice has got me at little worried. I was planning on keeping everything fairly neutral and am worried if I get a coloured glass splashback it means I am limiting my decorating options for the rest of the kitchen living area. I am soooooooo confused about the bushfire stuff I think if you are going to have a screen/security door then it needs to be made from a certain material. If you choose not to have them then the normal doors need to be made from bushfire resistant stuff. I found this booklet that explains it but I am still a little lost as I think it is saying that all opening windows must be screened?? I'm pretty sure lots of houses in the estate don't have screens on the windows. http://www.bsa.qld.gov.au/SiteCollectionDocuments/Home%20Owner/Publications/A%20Guide%20to%20Windows%20and%20Doors%20in%20Bushfire%20Areas.pdf Our custom Gemmill Home in Bedfordale WA Build thread:https://forum.homeone.com.au/viewtopic.php?f=31&t=53788 Timeline on page 1 Re: Chuffy's Bedfordale Build! 10Sep 29, 2011 2:14 pm Mmmm buggered if i know now All our windows are screened, laundry door is being rebated for a security door as i like to have this door open alot. I have our front door open everyday, even in winter if not pouring with rain. I wonted that with new house but as we are changing the entry doors later to nice ones i can understand my man saying the security doors will cover them up. We are installing a moniter security system later so i can see who's at the door open it & put music through out the house etc. I suppose i have enough windows to let the fresh air in around the house anyway but would still love to be able to open up the front doors,oh well no huge biggie. SB the rules changed with the big fire for new builds,we have even talked at times about a sprinkler system on the roof When our friend is doing the piping to the rainwater tank he has talked about putting connections for metel sprinklers with retic too. If a fire does come through we can put the sprinklers in the connection & wolla (spell check????) a wall off water around the house, sortta Block bought 1st RBC X! 2nd Ventrua,Keeper! Now that I think of it all our windows and sliding doors will have flyscreens. I was getting confused between security screens & flyscreens.... blonde moment I guess these will need to toughened ones. No screen on the front door is worry for me because we always have our front door open now but have decided against it on the new house and we think it will look funny on our doors as the are aluminum framed glass french doors. I will just have to have the back sliding door open all the time which is in the main living area anyway. Our custom Gemmill Home in Bedfordale WA Build thread:https://forum.homeone.com.au/viewtopic.php?f=31&t=53788 Timeline on page 1 Re: Chuffy's Bedfordale Build! 12Sep 29, 2011 3:03 pm It's soooo confusing, hey! I can say that MOST homes up there do not have the screen doors on the front door, so I'm thinking (hoping!) that they aren't a requirement and if we decide to put them on, they must be mesh. Will check that at prestart. Either way, we will get them. We've been there in the middle of summer when it's stinking hot, and if you're in shade, it's just beautiful. There's a breeze that comes up the valley bit. I've changed the house so we can have bed 3 & 4, activity, lounge/dining windows open and flow straight through to the front of the house. And re the bubbly, sounds like a plan!!! Although I'm sure hubby will be probably be in the man shed Does anyone know how much a rock retaining wall would be? We're meeting someone out there to give us a quote but have no idea what would be a ball park figure And we thought about sprinklers too. Just out of the budget right now. Hopefully we can do something after we get settled in. Re: Chuffy's Bedfordale Build! 13Sep 29, 2011 11:32 pm CHUFFY DO YOU MEAN ROCK PITCHING? Coz i have a name If you do mean rock pitching you can use the rock from your earthworks or the fellow i know has a heap at his place which are in moveable sizes by hand. So if you need to move the rocks for some reason you do not have to get a machine in. Alot off earth blokes keep them big & it can cause hassles later. If you mean a cemented rock wall well then i have no idea Block bought 1st RBC X! 2nd Ventrua,Keeper! I meant an actual retained cemented wall, not just the pitching. The pitching is included in our siteworks. We've actually chosen a company that keeps their rocks large as we prefer the look of them. We've decided we're not going the wall now anyway, just sticking with the pitching. Means the shed will now go where the trees are. Shame to knock them down but we had little choice in the end. We'll plant plenty more anyway Re: Chuffy's Bedfordale Build! 15Sep 30, 2011 11:22 am Yay, prestart booked!! 17th October. Can't believe it goes for 6-8 hours! I have to go to work straight after. Only a few weeks away, so that's great Re: Chuffy's Bedfordale Build! 16Sep 30, 2011 11:25 am Chuffy no worries,we prob wont get enough rock from our block as there is only a sml cut-in. His bring more in from his place,i love the big boulders but i'm not allowed to have any. Its funny you can just finish saying how you are gonna do this & afew hours your back saying nope not doing that now,its a merry go round. There is somewhere south off us that sells trees in bulk,a friend in churchman told me about it,may have to check it out with him again. It will all work out chuffy, have faith, its hard building but your place will be fab Re the front security doors,i'm questioning our well his idea off not having any,i do love having the front doors open, bugger now i'm Block bought 1st RBC X! 2nd Ventrua,Keeper! They also grow quiet fast (well faster than you might expect). When we first started looking at the blocks up there they had only just planted new trees on our block but looking at it now you'd think they'd been there for a lot longer. Although I've been told planting up there is not the easiest thing Soaked, I'll have to check out your trees! And, yes, you're right about planting what we want and where. Just hope the siteworks for the area won't be too much! And yup, we do get a 'free' lunch (no such thing, right ) I was just sent the menu to make our selections from Bring it on!!! Re: Chuffy's Bedfordale Build! 20Sep 30, 2011 12:14 pm I was told that the earthworks guys will dig some trenches for you while they are there for trees Much easier than digging holes in coffee rock Ours are replanting our black boys for us,they are going clumped in one area so its not a major hassle for them, picked the spot out the front, dig out & straight in. This helps for them to take as sometimes they don't move very well, can look alive for a yr after move & then die Gee i need to do some work, have to take my mum out soon shopping, she does not drive anymore,so its a mum & me day Have a goodie girls Block bought 1st RBC X! 2nd Ventrua,Keeper!
