I would like to know, does custom builder build cheaper home then other well known builder after considering all inclusion like carpet, tiles and all other requires for complete home? If anyone knows any good custom builder building at reasonable price please let me know. Thanks guys. I also think generally a custom builder will build a higher quality house. Generally:) Specific builders may be better or worse quality and or price than another. If you have a custom design and get it quoted by a project home builder or an custom home builder and if your lucky enough to have the project home builder not show you the door you'll probably find that they will still be a bit cheaper depending on who they are. Project home builders generally only like to build their own designs because that what they are set up for. Generally you will also get a better job and better finishes from a custome home builder. They tend to cater for the section of the market that is above (read more $$) a project home builders. Project home builders, on average range from about $500-$750 per square metre where as a custom home builder would be well above the $1000 per square metre and probably averaging $1500-$1700 p s/m. Re: Does custom builder build cheaper home ? 4Feb 01, 2008 1:48 pm Certainly dearer per sqm for us to go custom, but we also got to set the size of rooms, layout etc to match how we wanted to live rather than just picking the most suitable plan.
It's a big gamble, cause we dropped about 15sqm in total floor area to go custom for the same money (at the same specification/inclusions level), but I think we made the right choice for us. We are having our home custom built by a small firm - from a standard plan with LOTS of changes made - to the extent it's almost a completely different house. Ergo - custom built home.
If you mean commissioning a builder or architect to specifically design based on nothing but your wants/desires in a house - then it's probably going to cost you more per sqm than via a nationally-known company. Personalised service and all that, yada, yada.... In our case, going through a small but reputable building firm has been a compromise, and we've found the costs compare very well with all the same 'extras' - down to carpet, tiles, window treatments, etc. - that we would have gotten from the national companies. We modified this until it was nothing like the original. He was happy to do this but he is unusually patient & easygoing. It has taken us close to 10 months to get the plan right and lay the slab.
We had quotes from project builders but at the end of the day it was very difficult trying to compare apples with apples. Unless you are in the trade and research every selection and specification you would find it difficult to compare i.e. airconditioners, type of foundation, reo, wall thickness etc. Each builder has their own preferred supplier and there are lots of hidden costs. We ended up going with our builder because his specification was higher ... and we liked the look of the houses he builds + he seemed open about his additional costs and inclusions. If you can find a project builder who has a spec and home you like then go with that. Otherwise you are taking a small risk (as we are) by building a custom home that you haven't seen. It is critical to trust your builder and have good communication if you are building a custom design. In our experience project builders were cheaper for the base product until you started playing with the design and spec. It will be more expensive, but cheaper/ or the same as getting a project home builder to build from our custom plan.
We are able to make modifications along the way and organise certain things ourselves to reduce the cost a little. We haven't started building yet and it will be 18 months or so from initial design to completion, so might take longer than project homes as well. Our chap includes three coats of paint, all carpets and tiles throughout, flyscreens and window treatments, 4.0/2.5 Batts....etc.
He also gave us eight-point evaporative cooling for $2000 two months after this deal was over because we had first contacted him prior to the end of the sale.
