We are looking at building a PD house and have been quoted $20k allowance. Not sure if this is on the money or not. Thanks You'd need to give a bit more info to get any sort of meaningful response. How much fall is there on your block? Is there a significant amount of slope around the building envelope (indicating the posssible need for retaining walls)? Are you on a hill and are there any significant amounts of visible rock nearby? Are there any trees on your block which may pose a problem? There are probably a few other questions I'm overlooking here but those listed above cover the major points. Some people apparently have nothing better to do than comment on other people's sigs. Which builder are you building with? We are tossing up between a homebuyers retreat 25 and the porter davis drysdale 28. Not sure what the stage no is, our street name is Baronial Way which is almost at the top of the peak to the right. We have had a look at the block and there doesnt seem to be any noticeable amount of rock around based on piles of dirt nearby. Not sure as to the fall, but it would be less that 500mm overall. Its not that great of a fall. Would be interested if you could possiblyshare your site costs (pm me if you are more comfortable). Thanks also cmhamilton - not to sure if we have any other details re site as yet. We dont have any trees on our block or nearby. We will be signing contracts at the end of the month, but are trying to determine if we can afford the house we want or if we need to downsize a little if the site costs are going to be more. Re: Site costs -Mt Aitken Craigieburn 6Sep 17, 2011 8:45 pm Hi mum2mat, If your block has only 500mm of fall then your site costs should not be huge. Soil test and block size also determines cost - this will determine your slab class and if you need retaining walls. Im building with PD and my block falls 5m (2.5 over the envelope) and have the worst soil possibile - my site costs are 26K (no retaining walls or this would be closer to 40K) Retaining walls are what inflate the site costs - no walls required you should be safe. Yours is stage 91. We are just at the start of the hill on the slope. Our fall of land was approx 600 - 700 mm (left to right). We had just 2 rocks on our site. Got lucky there. Had a whopping $9.5K in our contract for rock allowance. In the end, ended up paying $850. . other things which added to our site costs were cut/fill because of slope and soil is rated 'H' class. I believe this is the same around most parts of Craigieburn. I think builders usually quote higher for site costs for areas that are new to them and they have no idea of what the soil conditions are around there. They have to just give you an approx cost until they do the actual soil survey. PD usually quote 20k (they did the same for one of my mates), but you end up paying way less than that. Other option might be to ask whether they can give you a fixed site cost. In either case, it is always a gamble, but in this case, you wont be paying anything more than 12-15k. Adding all the costs, I think we paid around 12K. Homebuyers retreat is a good floor plan, but then so is PD Drysdale. i believe Homebuyers might offer you lot of goodies in the base price compared to PD, but then PD boasts about winning awards. Good luck with everything. Hope to see your build thread soon I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13091 Is anyone building with Mojo and have a recent site cost tender 0 15951 Henley should give you some indication of site costs.
