Which builder are you building with? We are tossing up between a homebuyers retreat 25 and the porter davis drysdale 28. Not sure what the stage no is, our street name is Baronial Way which is almost at the top of the peak to the right. We have had a look at the block and there doesnt seem to be any noticeable amount of rock around based on piles of dirt nearby. Not sure as to the fall, but it would be less that 500mm overall.Its not that great of a fall. Would be interested if you could possiblyshare your site costs (pm me if you are more comfortable). Yours is stage 91. We are just at the start of the hill on the slope. Our fall of land was approx 600 - 700 mm (left to right). We had just 2 rocks on our site. Got lucky there. Had a whopping $9.5K in our contract for rock allowance. In the end, ended up paying $850. . other things which added to our site costs were cut/fill because of slope and soil is rated 'H' class. I believe this is the same around most parts of Craigieburn. I think builders usually quote higher for site costs for areas that are new to them and they have no idea of what the soil conditions are around there. They have to just give you an approx cost until they do the actual soil survey. PD usually quote 20k (they did the same for one of my mates), but you end up paying way less than that. Other option might be to ask whether they can give you a fixed site cost. In either case, it is always a gamble, but in this case, you wont be paying anything more than 12-15k. Adding all the costs, I think we paid around 12K. Homebuyers retreat is a good floor plan, but then so is PD Drysdale. i believe Homebuyers might offer you lot of goodies in the base price compared to PD, but then PD boasts about winning awards.
