I quizzed him about this as I did not ask for it to be included. He advised that without the extra pitch to my roof my house would look cheap. Also in the quote was side gutter detail at $500.00 and storm water sleeve at $300. Not sure If I need one or both of these. I'm looking to build with Hickies. My inlaws have a 25 degree pitch on their roof & when my DH had to do some work on there he said it was hard to stand on. We had to have a 27 degree pitch as opposed to our neighbours who all have to have 25 degrees if they are single story. Our block is 14 metres wide and is the narrowest in the street and that roof pitch is standard in our estate for all blocks 14 metres or less. We've also got a 600mm eave on one side so the roof looks massive on that side. Lots of space for future solar panels. It doesn't look wrong but makes the house even bigger than what it is. Re: Roof pitch 6Sep 13, 2011 8:38 am I think cheap is the wrong term to use, but 25 degree pitch does make a house 'Look' better in my opinion. Most of the modern house's have about 22.5 ut upping that to 25 makes the house look much better. If you want to see the diff get a computer mock up with the 2 side by side and note the diff. As for the cost, I think it's a bit steep. Builders are scrambling at the moment so try and negotiate the price with him, he should do better than that. Don't believe this salesman spin and demand to reduce the pitch to 20 degrees and try and get back the difference! :-p i think it depends on the house and facade. Increase pitch does make the house more grand. However if your house is modern this may not help, and can often compete with a busy facade. It really depends on the house. I would have went 25degree pitch on my house. However my facade was too busy and I didnt want the roof and facade to compete with each other. We increased the pitch as it is the norm in our area (told it was something to do with keeping the house cooler, whether that's true or not I don't know) but we liked the look. Upgrade for a 286 sqm house was around $700. ------------ Sent from my mobile device ... please excuse the typing missed cakes. ~ trying to build our dream home by the sea ~ Re: Roof pitch 10Sep 13, 2011 1:35 pm we have build twice, and both blocks we bought had an encumberance for that estate, which required minimum 25 degree. if you have an encumbrance, check it and you may have to go with that, if you dont, then its personal choice in regards to the side gutter and storm water, you need both of these when you are building on the boundary. the side gutter is so you dont go over your neighbours block and the sleeve is so you can connect your stormwater from the back to the front, or vise versa. we also have both Re: Roof pitch 11Sep 13, 2011 3:10 pm After reading this thead I'm feeling a bit embarassed I never even considered the roof pitch when selecting our house design. We are up to completion stage and I just looked up that plans to find out that the roof pitch is 22.5. I went back and saw my sales guy and had the 25 degree roof pitch upgrade deleted from the now accepted quote. I really didn't think it was worth spending the money on and I'm happy to have a 22.5 degree roof pitch. I did notice some older houses in the area with steep roof pitches and it looked great but I think for the little difference it was going to make to my house it was better to keep the money for something else.
