Browse Forums Building A New House 1 Jan 31, 2008 2:13 pm Well I have the 'unofficial' word that our titles will be released on/around Feburary 14th. YAY!! Unofficial, because we haven't received any letter yet.... but my hubby knows someone who works at the 'title release' office and gave her a ring to find out the details, not official, but very close to it. Finally we can start to get this ball rolling! Re: Land Titles 2Jan 31, 2008 6:57 pm Ah, yes, I can relate to this: we signed up for a house/land package early last year and then spent most of the year waiting for land titles to go through.
In this modern computer age, why are govt. departments like the land titles office so slow????? Anyway, our land settlement date is Feb 8th, all paperwork sorted for house and building should commence very soon!! Do you have anything officially sorted with your house or are you doing that separately? Good luck, hope it all starts happening for you now!! Re: Land Titles 3Feb 01, 2008 12:41 am I don't know about South Australia, but in WA, Titles, once received by the relevant department generally go through in 1 to 2 weeks. So, why does it still take 6 months before you see anything? I don't know, but if you ask your land developer they will inevitably blame the Titles office as it's an easy scapegoat. Re: Land Titles 4Feb 01, 2008 2:01 am 1 to 2 weeks????
But now I'm not sure if we're all talking about the same thing. In my case we were waiting for an area to be divided into new lots and, In SA at least, that takes at least 6 months. This isn't just the developer's excuse either as I am in the process of subdividing my own large block with my old house on it and have been advised by real estate agent that it will take that time. I also have a brochure from the land surveyor, from when I first looked into this plan and it quotes 6 - 8 months too. Re: Land Titles 5Feb 03, 2008 9:08 pm This might be interesting to some (in WA at least);
http://www.wapc.wa.gov.au/Applications/new+flow+charts/1343.aspx?print=true Note that the title issuing process is one of the last tasks in the bottom left corner. Pretty clear the whole planning approval process through state and local government is the time consuming part and is also subject to the developer doing their part promptly as well. The cynic in me imagines the developer is in no great hurry to release land when prices are on the up and up... Re: Land Titles 6Feb 03, 2008 9:22 pm Again, sorry to argue or disillusion the cynic in you, but our land price was confirmed in May '07. land settlement is finally happening 8/2/08 and price has not changed, despite the fact that real estate value here has jumped significantly in last year. Can't see how the developer has benifited any more than us by long delay. In fact in my case I have benifitted financially becuase my own house, which I will be selling when new one ready to move into, has gained in value in that time, ie I will be selling it at late 2008 price not 2007 price.
And when I said 6 - 8 months, I did mean for the whole process from beginnning to end, perhaps that was not clear. Also, perhaps some developers are less scrupulous than others? Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers.
