I am an owner builder and have so far had the D/A approved and now everything is with the Private Certifier for the Construction Certificate - everyone recommended a private certifier instead of council but not so sure.... We aren't allowed to do anything on our block until we have our CC which is really annoying because I would like to start digging trenches and maybe levelling a couple of areas for the water tanks etc. We can't start building the house until we receive the funds from selling our current home so that could be a little while yet. Our certifier has asked us for the Engineering Certificate for the steel floor that we are going to be getting from a steel company. They are designing it all but of course we won't be paying for it and the engineers certificate until we are ready to build. How do we satisfy the certifier so he will sign off and we can get our construction certificate to start doing a few things? Any ideas??? The steel company did say they could do a compliance certificate for us at a cost of $330 but our certifier, after seeing a sample said no, it didn't apply to NSW - funny thing is the sample was for a build in NSW!!!! It was a form 15 and the guys at the steel company says it is accepted all over Australia and that they had never been knocked back. Can't change certifiers because we have already paid him up front and signed the contract with him, and besides he is the only one in the area we wish to build. Would really appreciate some ideas on how we can get around this. Also thought I would let everyone know that the BASIX certificates (doing it yourself online) are no longer free, they want to charge $50 now. I know, because I went to alter the one I have online for the CC - a very slight variation, went to generate the new certificate and was told there is now a fee for it. Ask him what exactly he is not happy with or get the Steel company to call him direct and sort it out. If they want to sell a floor then they should sort it out for you. Builders are people too.... PCA keeps saying NSW certificate of compliance, engineer still went ahead and provided form 15 and provided engineering drawings for the floor. PCA still won't accept the Form 15 and insists on a NSW compliance certificate but will not elaborate. I have searched everywhere on the net and hubby rang different government departments today but still no one seems to know what the NSW one is but they all agree we have to have one. Didn't think it was going to be this much trouble BEFORE we even begin building. Now I am not getting any answers from the floor people, they have probably thrown this in the too hard basket, but they have my money for something that is not acceptable. What more can I do? PCA has finally admitted that there is no NSW Compliance Certificate after we contacted NSW Planning. Just a letter of compliance, really. Hope to get everything sorted very soon. Assuming you've modelled the TB8, TB10, TB12, TB2 & J1 joists/LVLs there, it appears as per drawing to me.
