We provided them with the results from our independent site survey & soil tests. Why then can't they provide the actual costings? It is for a downward sloping block, approx 3 meter fall. Thanks! Usually, builders won't give you a formal detailed quote unless you pay them money (i.e. preliminary deposit of e.g. $1-2K), so that they can invest their working hours preparing due diligence for your block of land. If you haven't given them a deposit, they would think you're not committed enough. They have the attitude of "why should we waste our working hours preparing a detailed quote when she's just "shopping around" for builders with the lowest site cost". Warning: Don't let them use your own surveys and soil test reports for preparing your formal contract....because if they stuff up your build (e.g. cracks appear in the house later on), they will blame you for having supplied them with inaccurate survey/soil test. My land is 610m2. I have a 6m fall across the land towards the street; 3.5m fall across the building envelope on a 31sq 2 storey house. Builder is charging me $33K for site cost. It is a bit of a catch 22 - I can understand your point, but at the same time don't want to see the site costs blow out by triple the estimate amount. This happened to my sister with a well known volume builder and as a result they could not go ahead with that company and lost some of their deposit. The quote they've given us so far is $15k. It seems too optimistic of them, rather just a figure they use for everyone during the early stages. Good point about the survey and soil tests too. Didn't think of that. Your figure of $33k seems pretty reasonable for that amount of fall. I must confess I can't make too much sense of our soil test, it is a whole bunch of different soil ratings (ie: the soil quality changes the deeper the bore hole - naturally) so I'm not sure what type of soil that makes us overall.
