It comes with wiring for 7 internal speakers (Which we put in the theatre room for 7.1 surround sound) and the two external points. You can actuality put the points anywhere in your house that you want! Thanks for the reminder about the security doors! We are havin the bifolds to the back area (aluminium tho, we think.. else we would have wanted wood on both the rumpus and lounge and not in the budget!). Same goes for evap cooling - no budget there! We have the carpet underlay on our current quote, fly screens and the wall insulation. Wall insulation we just added 1.5? Your thoughts on that? We are also wanting to add sarking to the roof, think it is standard with colorbond if we go that way. But not the bath/ensuite stone upgrades. Oooo we want that .. but waiting on our site costs to see what is possible. A nervous wait! A few other things that we are thinking of doing is adding a lockable door to the home theatre as I am going to use that as a craft room, we are adding an internal door from the garage also. Other extra stuff; a longer bath for $150, that cool L shaped laundry setup, pot drawers to the kitchen plus a double undermount sink.. well those are the majors really. We weren't sure about going ahead with all of the promos.. we initially signed up for all 4 but then we have taken out the bathroom and kitchen ones and added items individually on the basis that we didn't want tiled shower bases (dirt and grime in grout = work for busy parents!) and items like the pull out tap (we are getting a Franke tap from the UK). You have really made me wonder whether we need to pay the $1500 for brickwork over the garage. Hmnz.. Our biggest decision of the moment is about roofing. We live a pretty eco lifestyle and wanted a lighter coloured roof but the tiles are NOT doing it for us and $6K for the colorbond + downpipes etc is a huge chunk of our upgrade budget. I just cant see that we will be happy with any other choice. Ooo crying baby, must go for now. We had our contract signing appointment at the Porter Davis Northern office in Bundoora on Friday afternoon. We met with our Customer Service Co-ordinator who went over all the important points in our contract as well as covering all of the other information that needed to be signed off on by us. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ During the appointment we covered: The Porter Davis contract Promotional items Upgrades and variations and plans to demonstrate these items Porter Davis terms and conditions Specifications 6 star energy report Soil report Insurance details The HIA New Homes Contract: All the legal obligations of each of the parties to the contract (ie Porter Davis & the Client) The terms and conditions to allow construction of a house in an efficient and orderly fashion Once everything had been covered we needed to clarify a few points as well as check a couple of things that we thought were included in our original sales quote that we hadn't covered. At the end of it all we included a couple more cost to our build which were: Fly screens to all opening windows and Doors - $4500 6 Extra Down lights to living area -$900 Once we were satisfied we signed all the documents and paid a 5% deposit. Our Customer Service Co-ordinator will now need to send a copy of our signed contract off to our broker to get our Constructions Loan approved and then we will finally be done with all the admin side of our home and we can get ready for the construction fun! Our BC had good news and bad news. The good news: we have developer approval The bad news: we were rejected by the council Our house was to close to the fence line of the house next to ours. We had 2 options to get around this. 1) knock on our neighbours door and ask them to consent to us building on their fence line. 2) move our house 1.15 meters to the left away from the fence. When our salesman originally plotted our house sitting he put it right up on the fence line. As this wasn't something we asked for, it was just something he took upon himself to do we opted to move the house over. Makes no difference to us as we don't require car access to our back yard any way. Soo.. Slightly delayed but things are moving! We mentioned it at contract and our BC said that the glass one was already included in our colour selection. We signed our contract... a couple of days latter we decided to just check everything and discovered we have the standard metal rangehood listed in our contract after all that was two weeks ago and we are still waiting on our BC to get back to us after numerous emails... She even admitted to me that she had forgotten about it when I spoke to her on the phone...
