If it is painted, depending on the natural elements will depend on how often it will need to be repainted. For me, spending $300 and not needing to sand back, prime and repaint in outdoor high gloss paint not only saves money in the long term, but saves a load of hard work later!!! I have heard that in the Baldivis due to wind and being close to the ocean and the salt lakes this could be every 2 years!!!
We have been lucky with our our prestart girl. She said she has never charged a variation fee for anybody in the past 2 years, yet people have changed things after prestart. well, she charged one guy who made 10 individual changes...and she was over retyping and reprinting! The colorbond we had asked in our preselection (this is a colour consultation before prestart) and they didn't add it, and since we had already selected it, we didn't think to readd during prestart. So far we have made only one change to prestart that wasn't our fault, so glad we weren't charged for it! We actually got credited for it!!! How is your build going? We received our mortgage documents Friday...had to get them witnessed etc...so they went to the bank today. Still waiting for documents from the settlement agent. Apparently the land owner is going overseas and he needed to sign first, so settlement agent didn't send paperwork out until yesterday. So that means we probably wont get them until tomorrow (earliest since today's mail has been and gone), then we will need them signed and probably witnessed...so we probably wont get them sent out until Friday...so settlement agent won't have them back until monday, but most likely Tuesday. Settlement is supposed to Monday. Since at the end of the day it will be us they are waiting upon, we will be at fault therefore we will incur penalty fees. So unfair! They expect you to sign ASAP when you get these things, but very hard to if you don't have these things! Settlement agent was great when we sold...less then impressed with buying. But the central theatre was pretty cool. It made the house feel different to other displays. I would go the colorbond, our current house needs all the gutters and facias painted, it really does look bad after it starts flaking. If you can squeeze it in the budget, go for gold. Having a different layout, but still being practical was important to us!
I absolutely love the kitchen too. I love having an island bench with nothing on it...no sink, no hotplates, nothing. The pantry is also amazing, especially as it will fit our appliances, so no need to have them out cluttering the kitchen benches. I would have loved to have the window the same way the Amari did (with the window the whole length of the cupboards from sink to hotplates) but apparently that window was about $5000! Ouch! And then I don't know if it is very practical having a window as a splash back...a bit messy?! I love that it is an open plan kitchen, yet the messy bits tucked out of sight! Colorbond upgrade for us was a no brainer. I cannot think of anything worse painting it all every few years, and it would be a messy job with so many nooks and crannies. I can't wait to see the end product...especially the kitchen and the ensuite. They are our luxuries...I wish we could have afforded to upgrade to stone benches, especially in the kitchen, but at the end of the day, I can use an upgraded oven/hotplates...the bench still does the same thing. I have always had laminate in all our houses and none have ever been damaged/peeled/stained, so still good quality...just don't look as WOW! Still no paperwork from settlement agent. Settlement seems further and further away... Re: Our Build: Baldivis 29Sep 15, 2011 5:22 pm In super quick time, our bank has already processed ALL our mortgage documents and released a settlement number! Not many people want to plant a big one on the bank...but seriously, they received the paperwork from us on Wednesday (yesterday) and it was done before 9 this morning! How amazing! Sent the settlement documents today via express post. We only got them late yesterday, so chances are settlement will still be delayed, but shouldn't be too delayed...apparently we have 3 days grace before penalties are charged. I still don't think it is fair we are charged anyway, since we only just got the documents. Just waiting for a new variation to be processed then we have all the documents for our bank to get the unconditional construction loan. Only just found out that the windows at the front of our house are not the right ones for the wind zone we are in. We had 3 choices, make the windows stronger, reduce height from the top, or make them skinnier. We are making them stronger, and thankfully due to the lateness in finding this out, DA are taking the costs. Would hate to think of what they would charge! And since we are so far in the process, it seems like a thing they should have worked out a lot earlier. But at least it is sorted nice and quickly, no fuss, no areguements! So all progressing nicely! I'm the same about loving a clear island and my hubby's really particular about not having appliances and utensils out on the counter tops so that pantry hideaway is fantastic. How did you find pre-start? Oh how I wish we had the simplicity of that fab pre-start room at DAH. We also upgraded our toilet to a soft close, but not going to link a toilet!!! We loved pre-start! It was fantastic! Treated very well...one of the managers got us coffee on arrival, we got morning tea and lunch. We got to move things here and there to see if things match, and whilst doing paperwork, we could pop back out to the floor to see if we still liked something. We did that many times with the sink for our ensuite (was it worth the extra money?) and the doors. We NEVER set foot anywhere else! Didn't have to go tile shopping...it was just LOVELY! I have just been reading some really bad experiences building with D.A. though...and they would never build again. OH NO! I am hoping they are the rarity and not the norm!!! Thankfully we own more then the bank...they will own more of the house! Very Very happy! Now to work out how we will afford rent and land mortgage. Then when constructions start...all those repayments...hmmmm....thank goodnessI paid for a year up front at the gym and not have to cancel gym membership! We celebrated with a visit to the block, let our daughter and dog have a play (and boy did they run amok!) and then home to share a bottle of sparkling...didn't share that with dog and daughter though! On the building side...hubby and I had a discussion tonight about final cost of the house...how much basically? I said I didn't know, he is the money man...he said, nope not me, I thought you were keeping track of all the variations! Hooly dooly...nobody been keeping track of the variations and how much our house has cost us! Whoops! Looks like we are only about $7000 over budget...so that isn't too bad! But we are on a tight tight tight budget now! Lucky I am working an extra day next year!!! Looks like no more kids for us!
