We've had a few bumps along the way to getting council approval (definately have learnt alot along the way) which we got last week and looks like the intresting stuff is about to begin. Alot of factors, being builder, architect, and council all contributing to the huge delay and still waiting for our CC ( they just need the stormwater design from Hydraulic engineer (Fairfield council are a pain to deal with) wasn't going to pay builders margin to get a stormwater plan signed off from a hydraulic engineer so orgainised my own at 25% of the cost of what the builder was charging) Our Build Thread https://forum.homeone.com.au/viewtopic.php?f=31&t=50638 Re: Our New Build 8Sep 20, 2011 4:34 pm Finally some progress, just recieved confirmation today we have our Construction Certificate approval. You have the same thing we have with the dropped down garage. We are so confused about landscaping the front of ours, but your facade works really well with the drop! Were you expecting to have to have to pay for it? I would assume your contract would be pretty much the same as ours which does not provision for any soil removal. I didn't have Fowler organise the soil removal cause you will have a heart attack when they give you a quote. Since our building footprint (250 SQM) and the relative size of our land (530 SQM) there was really no room to keep 200 tonnes of crappy clay and buried bricks (the previous land owner had dumped concrete and bricks and buried them). So i did expect probably 70-90 tonnes of soil but not the bricks and concrete, so the had to scrap more off the layer to get to decent soil. Last week they only managed to excavate the top part of the house and a little below when they ran out of room, so our SS met up with us and said we had to remove all of the soil so they could continue excavating, as the pile was to large already. So hired a bobcat driver for half a day and got a driver with his tipper and trailer (got rid of 3 truck and trailer loads on saturday (roughly 75 tones) a ute load of bricks and ute load of reo/metal (got that dumped for free ). So my normal drive past the site every morning (live only a few minutes drive away) yesterday bumped into the excavation company site supervisor, had a little talk to him and struck a deal to have the soil removal on the spot (very good price and saved me getting a bobcat driver again). If our land was big enough we would of kept it most of it, but since we still have piering and plumbing and driveway excavation to come (that should be enough to do the back filling). I built with them in 2021 and till date maintenance issues are pending. All their existing trades and businesses don't work with… 14 105546 Anyone built with Fowler Homes? Feedback?
