Browse Forums Building A New House Re: Double Storey or Single Storey 21Sep 17, 2011 10:46 am We contemplated building a double, designed and had the plans drawn up, submitted to council etc. it was bloody expensive though and out of our budget. not to mention our kids will be leaving home in 10-15 years and then we'd be older and left with a gigantic 2 storey house just for the 2 of us. so we decided we would stick within our budget and build a home that will have all the space utilised and none wasted, and that suits our block perfectly. we will still have a decent sized back yard too. makes alot more sense to us. Our kids are that little bit older and we require more space. There are some excellent single level home designs now. The house we just sold just didn't give us enough separation from living areas and bedrooms. Do we are now building a 2 storey home with lots of space. We are stretching our budget more than ever but we will also be staying in this home for a very long time. The stairs? They look beautiful and my hubby needs extra excercise lol. So no problems for us. We can't wait to move in and we will end up with a nice backyard also, mind you our block is 898 Sqm. Re: Double Storey or Single Storey 23Sep 20, 2011 2:02 pm We built a double storey some time ago thinking we were a long way off ageing problems due to the stairs, what we didn't know at the time was the a double knee reconstruction was on the radar very soon after completion and of course, all bedrooms were upstairs so our perceived older-age problems came much earlier than anticipated. After several years of battling the stairs a decision was made to sell, but if we had built a single storey we would have stayed there for much longer. Life throws things your way at times when you least expect them! While our kids didn't run up and down the stairs all the time (they had been warned) visitors kids nearly drove us crazy as the parents thought it was funny to see their kids run up and down, up and down...not to mention muddy shoes etc on our white carpet! When it came time to sell, our captive market was limited...several people baulked at the stairs and commented if only it was single storey they would have bought it in a heartbeat. Just a few things to think about but for me it's single storey every time...learned my lesson the hard way! I love double storey's but was out of budget...if we had've thought to spend the extra $30,000 and we could do it...sure..why not?? But after what I have experienced the last week with sites costs blowing out over $20,000 on top of estimates and having to change houses etc...NO WAY! I'd be looking for ways to make the single storey work for your needs and still be within budget. Was great at first but then didn't really enjoy it as much as our single story home. The top part was hardly used except for sleeping. The front living and dining areas was for display only. Lots of idle space that never got any use. And as for storage all was in the garage anyway. We are now building a single story love the open floorplan, have created a workshop garage for extra storage. Just love it. As for the question guess it depends on your requirements. But if you are thinking its perfect and over budget it really isn't perfect and not worth the hassle. I guess another advantage is if you can buy a bigger block you can build a bigger single story home 30 sq is a very good size quiet large. If you have kids still gives them the space to do their own thing. Advantage also is you won't have to downsize later if you plan on building a forever home. Double is pretty darn annoying in my opinion. If you really are buggered for space go a double. You just have the issue in trying to find a big enough block in the middle of suburbia to accommodate. In 2009 i was renting a double storey out with my husband and prior to that i've always lived in a single storey. What got me was the stairs... and that the laundry was also upstairs so I had the pleasure of seeing a washing machiene carried upstairs to be installed.. was pretty scary actually thankgoodness it all went well ( mind you it was a spiral staircase! But mainly what surprised me was the stairs, it's a good work out but sincerely sometimes I'd make excuses to not go up them lol! But again like most people all the bedrooms was upstairs, and downstairs was mainly the kitchen and living room. Mother in law living with us so we have to have a single house. They have some really good designs though and well.. the other thing about stairs if you have them carpeted.. is cleaning them..and that was also very hard on my back! Save your money. We found whenever we wanted to get things done at the house it cost more. ie Getting air cond installed, laying new carpet, plumbing work, electrical. Even vacuuming the stairs was also a real pain. I would never have one with small children unless I absolutely had too. Our upstairs bathroom leaked and was a nightmare to fix.
