Note, there is a small overhang of the frame in this area. Must speak with the SS about that. I know that tolerances allow for 10mm overhang....must get that checked. Yeah, definitely speak with your SS. Also, check the frames around the house where the frame meets the slab. i didnt and got bitten by the frame around the garage and entrance. 70mm overhang. makes me wonder whether the crew installing the frame use any brains at all. if they saw the overhang, they should have alerted the SS instead of just getting the frame in. Building a Sunnydale with Clarendon - week 4 summary 46Sep 21, 2011 9:30 pm So the frame is going up....well not much more that last I wrote, but it is the exciting thing for this week! The 'rust' spots were some mud or little bits of not very much to worry about (having extra people come in and inspect), so that is all good. The SS tells me that that overhang can be at least 20mm before engineering has to get involved and have created some concrete fill.... Other things worth considering (not that much can be done sometimes with volume builders, nor might it make much difference to the house as a whole)... There doesn't seem to be a standard width between studs and some are even 600mm apart (which must be OK)! Ideally, it would be nice if the noggings, at about 1300mm high, were flush with the studs to help with the protection of the plaster joins. Neither changes the structural integrity and there are a few blogs out there discussing the relative merits of both arguments. Who knew when you just want a to build a house! The people laying the slab have to be 100% accurate to get those 'pre-framed' frames in place. same goes the other way. I might try raising this as an issue with our builder, not going to help me, but something which they need to attend. They fixed my frames the same way they have done yours. I confirmed with my independent inspector and this seems to be an acceptable fix. So all good there. Like you said, we are learning as and how we come across things and will be a valuable lesson for our future builds Good luck. Keep those pics coming. Building a Sunnydale with Clarendon 48Sep 25, 2011 10:02 am So here is one way to get in good with the SS..... Rock up at 5 o'clock on a Friday afternoon, just to have a look, and find, to your great surprise, that the SS also happens to be there..... What happened?....the framer had called him early in the afternoon to find out that 3 of the joists were a bit short, so 6 phone calls later (you know how manufacturing can be on a Friday afternoon!), he had the joists made and was on site to deliver them himself, otherwise, it may have been until Wednesday next week that the framers could continue their work! So being the fellow that I am, I help the SS carry the joists onto the site myself (they really would have been too heavy - although do-able for one person, but really not practical!). Then have a good wonder around and a nice chat for about 30 minutes. Not bad for a Friday afternoon! When doing that, the framers must have chipped a bit of the the concrete grout filler (at its worst there is a 15mm overhang). SS said it should be fine and yet to be inspected, so not to worry. There is still time to fix it! Busy week on site.... Beams and joists have been fitted and, I can say I personally contributed to the labour of the house, by carrying in some joists. The upstairs floor and frame has been done, almost. The framer still had to plumb and brace the frame, but I think the rain beat him to the punch today Had a good chat with the framer and he is going to install some extra noggings for TV, towel rails and toilet roll holders. This is a NSW plan, but we got approval to use in QLD. Site start 01/09. Today we have frames, roof next week (colourbond). Was advised that Roof, Electrical, Bricks and Gyprock should all be complete by end of October... Will keep you up to date. A little delayed due to rain (but we all need the rain!), and the site has had its first clean, with a bit of soil and stones spread to the up slope to the garage and porch (doesn't look too bad!).
