Browse Forums Building A New House 1 Aug 19, 2011 1:32 am Hi everyone. I've been a frequent visitor to this site for quite a while, reading all your tips and watching everyone else build their homes. I forgot my log in details for ages, so I just lurked as an anonymous user most of the time I said I would start a thread once I was settled in to the new place as my computer was packed up... but I've since discovered some pics and plans that hubby has saved on his laptop and the photos I can download off facebook to share... so here I am We have our PCI tomorrow, and we are super excited that it's nearly time to move! I will post bits and pieces from what I can find until I do unpack the PC. We chose the Entertainer 195 for both the size and layout, but most of all for the activity room and spacious living area as hubby wanted a games room but didn't want to share it with the kids. So our living area will actually become a games room... I was worried about this at first, but have since seen houses with the games room mixed in with the living area and it looks great. I told hubby he can only have a black covered pool table, not that bright green or blue... so his friend is arranging to have a Jack Daniel black and white pool table made (hopefully!). This is our floor plan (they had to cut a tiny corner off our main bedroom because of the fence running down the side of the block. Doesn't look as bad as I thought it would... kind of makes the wall look recessed. We also removed the retreat from the main room, as I'm not one to have couches etc in my bedroom. I figured it's just across the way, we can ride our bikes over to hang in the glorious parks that are to be built. The block we chose is much closer to the primary school, and when they finally build the high school it will only be a 20 min bike ride for the kids. I love how finally I can let the kids ride/walk to school! In Gosnells, it's not an option! You can stand at the front yard and look down the street to this amazing football oval sized park! So when my address finally came up in the delivery field, we were starting to get very excited! I always wondered why people took photos of this "boring" part - but I think all of you would understand! Hubby freaked out at the pad, and thought it was too small... "They've put the wrong house down!!" he said Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Things we changed; Removed retreat from main bedroom Added D/W plumbing and GPO to island bench Added a fan to the ensuite toilet Added a garage in lieu of the carport (but we will put the door on later) Added ducted evaporative aircon... the rep gave us a Bonaire Integra and a Rinnai Avenger portable heater for $950 Removed the wall in the laundry so that later on we can put built in linen recess and bench etc Made the fridge recess large enough to fit a side by side Added a door to the rear of the garage for access to the alfresco and wheelie bins etc Relocated the sliding door from the dining room to the family room... for access from games to alfresco I think that's it Some things we regret not doing are; Extending the patio area Changing the ensuite vanity to a double (hubby already has this planned in the renovating budget spreadsheet haha) Not upgrading the cooker (and not because I need the room, they just look better) Not making the pantry bigger Excluding the BIR doors - it's going to be much harder to add them on now! Especially with that raked ceiling down the side! Not making the WIR smaller to make Bedroom 2 bigger... we don't need all that space, but we can utilise it for storage so it's ok Not making the shower a double, it seems a waste of space really. Not moving the kids bathroom vanity to the corner.... or extending the vanity from where it is, to the corner & making it a double also Getting a colourbond roof (the girl said $6,000.. we realised later it wasn't $6,000 for the colourbond upgrade - she was giving us the total figure of our prestart extras Damn) Not extending the overhang of the island bench for a breakfast bar (I didn't even notice it on the plans!) I'm sure there was a few other things, but I can add them later. Re: Building with Homebuyers Centre at Byford Central WA 4Aug 19, 2011 10:19 pm Thank you Mclaren PCI went well, though I'm disappointed with a couple of things still - but the HBC guy reckons it's meant to be. So next Friday 2nd of September I'll be taking my square with me... I think there is an area in the ensuite where the tiling looks like a mound. I understand it's meant to be on a bit of a lean toward the drain hole, but the mound is low from the wall, goes higher and then dips back down again... shouldn't it be just dipping straight from the wall? Hope that makes sense... and if there are any tilers reading this feel free to set me straight if I am wrong. The entry point to the bathroom is also dipped in.... he said that is standard, but I've never noticed it on other people's houses before - it looks wrong to me. Maybe I'll get the tiler who comes to finish off my laundry etc to take a look? Also, not happy with the slab. It's going to need quite a bit of prep work done to it before they can lay my vinyl planks... the HBC guy said that's normal and that every slab requires a full slab preparation before laying planks... I've read different They had fixed the laundry trough before we got there... the drain hole was installed on the wrong side. These are the things we found & building inspector found that require attention; Lower gas vent needs to be installed Remove temporary power pole 4 missing light switch covers to be replaced Toilet seat is missing from the ensuite toilet Roof tile maintenance to be done still, and sticker to be installed in meter box Clean laundry floor - floor scrape the entire house (lots of piles of dried up crap everywhere) Check that the air con works Fix the pipe cover for hotplate regulator to the wall (was just loose) Adjust shoppers entry access door deadlock (is not working well) Adjust full height angler Fit microwave GPO 150 (was forgotten) Replace chipped tile to ensuite floor Straighten skirting tiles to RHS of ensuite vanity (he thinks this will fix the mound problem?) Bath plug missing from bathroom Touch up bathroom internal window frame (has been smeared with something white on the frame running across the middle horizontal) Replace rear garage access door (has split from being left open in the rain) Fix the cold water relief valve (stuck) & reset the cable tie Fix various chips and "dags" on walls and cornices as per the building inspectors little red dots Fix the various sections on the gutters that have bubbled due to possibly being painted on a cold dewey morning. Hope they fix it soon, I'm having major withdrawals and having to do all my online stuff at work is getting on my nerves. Our handover is hopefully on Friday - but we haven't signed the papers for the final payment (waiting on the insurance papers grr) - might have to take insurance with the lender and just cancel in the cooling off period! Living with the in-laws isn't working out... I think we'll be moving in to the garage and "camping" until the rest of the house is complete... just to save our sanity and the poor people we've had to move in with. Still not happy about the tiles in the ensuite but before I make a formal complaint I'll get some advice from the tiler who comes around to do our laundry, toilet and splashback. So we went to a hardware shop on the weekend, bought the sealer... started to seal the plaster and gave up after only quarter of a room!!!!!! It took so long to do, then we looked at the rest of the house and went Nup, get a painter around to do it. The painter came over, offered to do the whole house (4 colours) for $2,900. I had to do it, I can't see myself doing the painting in 6 months time... it's just such a big project and I don't want to spoil the whole concept of having a brand new place... so he started today!!! haha... good birthday pressie I reckon! (My 30th is on Wednesday) He uses only Taubman Endure which is what I wanted to use when I got around to doing it... we had to choose 4 colours, and any additional colours were $200 each. We ended up with these colours: 1. HOG BRISTLE HALF W - A180 by DULUX 2. STREAMWOOD 9K.2 by TAUBMAN ENDURE 3. SIMPLY VANILLA W 188 by BRITISH PAINTS 4. GREY SCALE (W) 235 by ACCENT PAINT 5. BLACK FOX N29 by TAUBMAN (@ additional $200) And will copy and paste the email I sent to the painter for where they are going.... LOUNGEROOM (Theatre Room) Whole room to be "Simply Vanilla" except for feature wall. Feature wall opposite the window (the wall shared between lounge and kitchen) is to be "Streamwood" BEDROOM 1/WIR/ENSUITE & TOILET All rooms to be "Hogs Bristle Half" including WIR's, bathroom and toilet except for the feature wall. Feature wall is wall directly opposite the bedroom entrance door - this wall to be "Streamwood" (only the flat part of wall, not the side part jutting out. Apart from the odd wobbly line, the paint job was amazing and we were so proud of it... this one... not so much! So disappointed now, as we only wanted them to do the sealing of the walls... he convinced me they would do a professional job on the paint for only $2,800 - I agreed, and now don't love it Should always stick to your guns hey!! Oh well, we can always sand back the patches and runs ourselves in a year I suppose! Atleast we'll only need 1 coat to make it look fab... and I'll be using Taubmans Endure when that time arrives. I have to put the shower curtain there and rest a bottle of shampoo on the shower curtain so the water can't get past. Really detracts from the excitement of having a brand new house I honestly can't believe what I've heard... I'm too fussy to expect a decent paint job, and my shower leaks coz I chose to have shower curtains. What is wrong with people...
