So far I have noticed the following things I want to warn other people building. 1) Internal wall brick spacing - We are currently argueing with the builder on this one. As far as I am concerned the Mortar should be 10 mm thick with a 3 MM tollarance. In same cases we have found no mortar between bricks. This could cause cracling at a later stage due to expansion probable only hairlines. 2) Use of Black steel. Steel should be blasted / primed / epoxy coated / galivinised. (make sure this is in yourcontract. generally he has been good about this with the exceptin of 1 beam. 3) Discimilar Bricks we have found in same cases he have used outside wall bricks internally for half bricks. I am not sure on this one as the clay is very similar and should not cause problems. I am going digging tonight to see if i can find the outside foundation for the outside wall I dont seem to recall this being done. I have employed a Independend building inpector and is awaiting his report. I am sure this would be interesting reading. As far as who the builder is I will tell you once the build is completed.
