Browse Forums Building A New House 1 Aug 17, 2011 7:20 pm Hello all
I am currently building a Piazza 250 style A V Jennings home in Adelaide. After a few council hiccups, we have finished the slab and have begun the frame! AVJ advertise 26 week time build and I finally got hold of our AVJ rep to find out the exact finish date. He says that as our slab was completed on the 4th Aug, our house should be completed by late Feb 2012.! It doesn't add up and I am a bit worried. Has anyone been through this 26 week build time process before? They state that if the 'go over' the 26 week time they are to pay us $300 per week until completed. Thank you all for your help. Kelly Re: Worried about 26 Week Build Time with A V Jennings 2Aug 17, 2011 10:23 pm Hi Kelly Take a close look at your contract. It should contain all that information - commencement date/definitons, time for completion/building period, agreed damages for delays etc Re: Worried about 26 Week Build Time with A V Jennings 3Aug 17, 2011 10:34 pm They should be able to easily build a house in 26 weeks, especially now when there is less work for tradies. Our first home was built in less than 4 months and the quality was excellent (not by AVJ) The Harder You Try - the Luckier You Get ! I finally received a letter today 'introducing' the person who will contact us about what is happening. Funny how it has taken him 2 months to send it :S They sent out a document stating that originally the finish date should have been 14th Dec 2011. Due to the late start (council approval) the finish date will be 28th Feb 2012!!! (26 week time + 3 week holidays + 3 public holidays). Construction began on 4th August 2011 so really its 29 weeks not 26! I am so disappointed I will definitely read through the contract before signing to this letter. I really hope that they could finish it earlier that that though! Thank you all for your advise Re: Worried about 26 Week Build Time with A V Jennings 5Aug 20, 2011 9:20 pm i have no experience with this. at a guess, there could be some clause about rainy weather?? either way, its too late to do anything now, try not to worry about it, enjoy the progress that does happen and you'll be in before you know it Re: Worried about 26 Week Build Time with A V Jennings 6Aug 22, 2011 4:42 pm Hello All To correct my wonderful adding skills :S It was 26 weeks + 3 Weeks holidays + 3 days. Unfortunately, still late Feb. All going well hopefully it will finish sooner. I heard from my AVJ rep and all is happening according to plan so far. Fingers crossed people. It is good to hear that things can finish earlier than predicted. Re: Worried about 26 Week Build Time with A V Jennings 7Aug 22, 2011 4:52 pm the 26 week time does not include rain days, public holidays, and the christmas shut down period. If you look in your contract that you will find that the contract time (i.e. the 26 weeks) can be extended for these events. Re: Worried about 26 Week Build Time with A V Jennings 8Aug 22, 2011 5:53 pm Hi Shakel, Our build time was exactly 26 weeks with another SA building company. This is fairly standard. I think from memory HIA say its 26-29 weeks build time. They usually cover themselves for any delays which may happen and most usually happen during a build especially when you are dealing with so many different trades. 6 weeks over xmas sounds like a lot. We worried with the 26 week build time but in the end it is worth it and you want things done properly not rushed and mistakes made. Re: Worried about 26 Week Build Time with A V Jennings 9Aug 22, 2011 6:13 pm I'd say be prepared for the Feb finish but keep your fingers crossed it's sooner. We saw lots of tradies working over Xmas in the estate we're renting in and lots of houses started and finished before ours. The builder is just covering their ***@s. For info on our build: viewtopic.php?f=31&t=43093 Built the McLaren by Dechellis - slab down 22 Feb - handover 30 Aug 2011 - and gardens finished 9 Dec 2012!! Re: Worried about 26 Week Build Time with A V Jennings 10Aug 22, 2011 10:38 pm Thank you all! I am definitely crossing my fingers and toes that all is completed sooner than expected I went past today and sadly still no roof However, with this b-e-a-u-t-i-f-u-l weather we are having I am sure things will move well this week! I will have to post pics and keep regular updates Thank you all! Re: Worried about 26 Week Build Time with A V Jennings 11Aug 23, 2011 10:47 am Like McLaren said its just about covering their asses! The biggest issue you have is they are going over Christmas which gives them ALOT of leaveway. Hope it goes faster for you Re: Worried about 26 Week Build Time with A V Jennings 12Aug 23, 2011 10:21 pm Thank you ness and totally true! Hearing how your house was finished in 4 months, and is the exact same design from AVJ makes me have hope! We know it can be done Re: Worried about 26 Week Build Time with A V Jennings 13Aug 24, 2011 5:50 pm and thats with them doing our paving and floors too Re: Worried about 26 Week Build Time with A V Jennings 15Aug 28, 2011 2:16 pm Hey all I was wondering if anyone could help with a concern of ours. We have paid extra for the pitch of our roof, but the eves dont seem to be long enough at all! Ok...so here are the photos of the eves.....does anyone else think they should be longer than this? We paid extra to increase the pitch of the roof. There should be eves longer than this shouldn't there? Kelly Upgrading to a roof with higher pitch doesn't mean an automatic upgrade to the size of your eaves - you generally pay for (extended) eaves separately. Without a proper frame of reference those overhangs look like they are about right for standard 450mm eaves to the naked eye. Some people apparently have nothing better to do than comment on other people's sigs. Re: Worried about 26 Week Build Time with A V Jennings 17Aug 28, 2011 6:34 pm Thank you cmhamilton. We havnt built before and to us it looks too short. I was told Friday that some alterations or modifications had to be made? Something like that. I have left a message with my customer service rep to check it's all ok. Thank you again and I'll post the outcome. Kelly Re: Worried about 26 Week Build Time with A V Jennings 18Aug 28, 2011 11:51 pm ahhhhhh We got sucked in! We were NOT told that if you don't go through the FREEDOM BLUE you DONT get eaves!!!!! They wanted the sale and did not tell us that!!! NOOOOOO!!! What else have they not told us??? I hope this helps others Re: Worried about 26 Week Build Time with A V Jennings 19Aug 29, 2011 11:11 pm I would advise ppl to check with their builders absolutely anything you may be unsure of and question question question because they dont tell you everything.....even if you are feeling picky just think you are paying for it check you are getting exactly what you want Re: Worried about 26 Week Build Time with A V Jennings 20Aug 31, 2011 12:00 pm what i did was download inclusions lists from various builders from their website and then created a listing from these. I then cross checked my list with my builder's listing and anything missing from my builder's listing I specifically questioned them on eg scaffolding, eaves etc Hi Everyone I learned something this week that I thought would be worth sharing.
