Yep we did a lot of weighing We just lost confidence in the build and were at a point where we felt we need to question everything and thats not a great place to be before construction had even started. Money definately came into it (but wasn't the major factor) and the fact that we will be spending around $70,000 less (or closer to $100,000 if we have to same finishes as the original house) is a BIG BONUS KA, heres what I got in respect of the costs: Survey $550 Engineer $1130 Drafting $4295.50 Shire fees $4062.83 Health Fee $226 Administration $1100 BCITF refund ($935.95) Total $10428.38 I checked the fees with the shire's website and they are calculated as follows: Building application Building fee = $value x .035 / 11 Builder's registration levy = $41.50 BCITF levy = $value x .02% Planning fees (development envelope modification) Development application = $value x 0.32% Variation of envelope = $225 Health Fees Application fee = $113 Inspection fee = $113 I am assuming that $value is referring to construction/contract value as the sums came back pretty close when I used contract value less the provisional sums. My building contract costings only listed the planning fees of approx $1,600 and the rest of the fees were not listed. Maybe they are included in the base price of the house? All the charges were as per usual, this is what deposits usually cover. Some builders will charge no deposit or a reduced one - see what happens when you cancel. We just had a client sign who lost $25k with another builder. So I'm told but the email was sent to a "Ben" and there is no Ben in the section that the requests are supposed to be sent to. They won't release it until the request is sent to the correct email address. I have been completely dumfounded by some of Jay's comments and that alone would make me consider walking! I would ask for copies of reciepts for those costs charged,there should be no % charged ontop of them,thats just crazy. As far as i am aware you are intitled to get reciepts for this sortta thing,check with HIA,I do know that builders have to supply reciepts when asked for at the end of the build or something,BUT if you dont ask they dont have to give you them. I would also be checking that all the above charged for was indeed done or put into shire etc,though the reciepts should show that anyways................ The $2,000 deposit covered all,i even checked if we pulled out "would we be charged anymore,the answer NO! And yes i have that in writting,by way of an email. Our builder gave us no confidence in their company and we pulled the pin as well. We were lucky though as we were able to find another builder with a home we liked that was within budget. We probably would have stuck it out had we not found the new home as previously we couldnt find anything we liked anywhere!!! We had paid $3000 to get our check plans drawn which were very wrong. We didnt think we would get our deposit back but we did. I spoke direct with one of the owners of the company and told him why we felt like we did. We were on the phone for about 45 minutes and i still hadnt gotten through even 20% of the issues. I told him i would follow it up with an email which contained our request to get out deposit back. It was put in my bank account yesterday. We got the whole $3000 back which is more than we could have ever expected. Deposits are non refundable, thats why they are called deposits. BUT, we can only hope that some people will look at whats happened and treat eachsituation individually Dont give up. If you feel you have been treated unfairly stick to your guns. Its the squeky wheel that gets the grease!!! KA, one of the first questions we asked when speaking with other builders was in regards to deposits and what happens if you walk explaining that if the contract costings varied to much to the quotes we would not hesitate in walking again. All of them said that the deposit was it and we would not be charged anymore. Also I found that they were willing to do much more work before we had to hand over any money. All of them did custom plans and full costings before any deposit was paid, we had to hand over $1,500 to get to this stage before. As far as questioning the costs any further, i really don't think I have the energy to do it anymore Their fees (drafting and admin) make up half of the amount anyway so their will be no receipts to show for these. I do think that I have been overcharged for the soil classification report and engineer details thou. In my multiple discussions with Structerre I was told that the developers were the ones that originally ordered and paid for the site test and that the authority just transferred to RBC and that a new report was not done. The cost of the transfer was $55 not $1130. I work in the industry and have heard bad things about them (but the industry is riddled with rumour's about "the other guy", so I never knew they were true until now). Its good to see you and your husband came to the realisation that if your builder is untrust-worthy before you get out of the ground then they sure as hell won't be trust-worthy when they have you in their contractual clutches. As for jayw, we'll I hope RBC sends you to work out on site, because your sure can dig a hole for yourself. Minimum overhang into gutter must be 50mm, turn down tool should not split the sheet. it seems wrong tool for the profile was used, the flashing cannot slope back.
