Browse Forums Building A New House 1 Aug 11, 2011 6:27 pm Well now its my turn to start a page or 2. Have so enjoyed reading every one elses builds and have already learnt so much from you all. We are a family of 5 so a four bedroom house was a 'must' for us, the older boys are desperate for a room each, and a music room for hubby. Last year (2010) in March we paid a deposit on land, sold our home in September and now - finally - last week (August 2011), the land has settled We had already decided on a plan and a company DFH, and have been making adjustments to the plans for months, finally getting close for them to draw up contracts. Our consultant has just been fantastic! Doesnt seem to mind us annoying her constantly.... There was no floor plan to look at of the house we wanted so we drove to Ballarat and she showed us through her daughters home, who has the said floorplan, very lucky. Since then the plan we chose has been withdrawn, we were very happy as it was our second pic, first pic was too expensive. Since then the plan we really wanted has been added to the 'standard' range so we are back on track so to speak. Hubby and i have just spent 2 days in melbourne. Went through many display homes, trying to sort out colors, tiles etc that we might like. Are drawn to certain colors and styles so hopefully we are on the right track. Very impressed with the help we got at Epping, the consultant was just fantastic, spent nearly 3 hours with him measuring up kitchen benches etc. Wish i could say the same for the trip to the 'highlands' estate.... Have lay byd the kitchen appliances, a 900mm freestanding stove, as well as a wall oven, one can never have too much oven space i say. No i am not a masterchef by no means! I will try and add the plans of the house, the before and the after, all the changes we have made. Thanks for reading and would love any opinions on what we should be doing at this stage. Had had a good look online, there were no prices, so i had picked out this 'gorgeous' one, called Amethyst, very bright. Went to a few shops, got a very helpful man at one that took me out into the factory part, showed me different types made up, different edges you can have. Then i asked him about the amethyst, so he made a phone call, hung up the phone laughing and said, "dont think you are gonna want that" Apparantly the standard range are roughly $800 a slab, this one i liked is $15,000 a slab..... hmm that was the end of that lol He said you have have expensive taste lady lol Another thing i want to ask you peoples about is street numbering. It seems to be all totally wrong in our road. I am hoping they decide different to what they have told us. Will draw up and pic tomorrow and post on here, too hard to explain. Our road will eventually be a continuation of another, but the part already done has evens on the west side, and we will be on the same side of the road but apparantly have an odd number, cant work it out!! We are going to go to the council tomorrow and ask how can this be?? Also might be meeting with the SS tomorrow to look at the color range Well bed for me, hope you all had good weekend Trina Land has settled 3rd Aug 10 - Contracts signed 29th Sept 11 Scrape 1st Dec 11 - Dunny arrival 15th Dec 11 Bricks started 16th Feb CHOCOLATE SHRINKS YOUR CLOTHES Re: Building 1st time 9Aug 15, 2011 10:47 am @ the Amethyst! LOL dee, that is good advice, even bring one home and dirty it and clean it someone told me Well we have booked in for color consult in 2 weeks, very exciting!! So have been busy driving around looking at bricks, have narrowed it down to a few i think. Went to the council today to find out what is the go with the street number mix up, seems there is one (i knew that!) The poor people that already live in the section of road already, are going to be receiving letters soon notifying them of a new house number! Poor council is going to cop it that week with "alot" of abuse i would say, poor buggers. That will make the local paper! Told the ladies at front counter how glad i am to be on my side of the counter, ugh I would be mega peeved if my house number changed feel sorry for all involved..... We went and met the SS yesterday as well, seems like a nice guy, time will tell eh. Got a brochure on what caeserstone colors there are. Doesnt look like DH and i will be agreeing on one yet lol Trina Land has settled 3rd Aug 10 - Contracts signed 29th Sept 11 Scrape 1st Dec 11 - Dunny arrival 15th Dec 11 Bricks started 16th Feb CHOCOLATE SHRINKS YOUR CLOTHES Re: Building 1st time 13Aug 17, 2011 10:17 pm Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Kerb just done with Princess sitting in/on it Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Drain pipe, OUR pipe Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Road done Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Block is 856m Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ At back of block looking to front Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Another one, wish i had of taken a pic of our shoes after this sludge walk! Thought that was odd Anyway, it is H What does that mean to you guys in the know? My friend who works for engineers says H = Horrible DFH have allowed $10,000 for the footing slab etc Does that sound good? Most of Warrnambool is on clay soil, so it's not an unexpected classification. Well just got our first little introduction "suprise" to building... A bill in the mail from the company who are doing the supdivision! We got a letter from them in Feb asking where we would like our crossover as would be easier to have it done when they do the guttering, plus makes it all look neater later on bla bla bla So worked it all out and sent back measurements of where we wanted it. SOOOoo now a bill for it!! Wouldnt you think they would or should of stated back then that there was a cost involved?? Also they thickened the footpath in line with the crossover. Are we just naive? Maybe we should of just realised they would bill us?? hmmmm Trina Land has settled 3rd Aug 10 - Contracts signed 29th Sept 11 Scrape 1st Dec 11 - Dunny arrival 15th Dec 11 Bricks started 16th Feb CHOCOLATE SHRINKS YOUR CLOTHES Re: Building 1st time 17Aug 18, 2011 5:45 pm Check your land contract-that should state what is included.... Thanks Dee, yes i will pull it out. Am sure we are too pay it, they just werent clear about it, and the price is good for what it is, just a bit rude i reakon. Better get used to this sort of thing i suppose lol Trina Land has settled 3rd Aug 10 - Contracts signed 29th Sept 11 Scrape 1st Dec 11 - Dunny arrival 15th Dec 11 Bricks started 16th Feb CHOCOLATE SHRINKS YOUR CLOTHES Re: Building 1st time 20Aug 18, 2011 9:15 pm Thanks Jeremy, we loved it as has got the kids area right down the back and our (mine) lounge at the front This is the original plan Have made a few changes to it, it will also be flipped, then the alresco are will face north. We have made so many changes to and fro, but this is the last (i hope) has gone off now for contracts to be drawn up, so will only be small things now. Kitchen bench area wont be overly big as i am having 2 ovens, so loose a bit of bench space, island bench should be fine though Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Land has settled 3rd Aug 10 - Contracts signed 29th Sept 11 Scrape 1st Dec 11 - Dunny arrival 15th Dec 11 Bricks started 16th Feb CHOCOLATE SHRINKS YOUR CLOTHES Hi there, We’ve recently had plans approved to add a 1st storey addition to our existing house for a growing family in Sydney. With the current cost of building… 0 1025 I’m curious about how you went with this. We are planning a KDRB and considering Plantation Homes as a builder. I’m aware that after the demolition another soil test… 1 6328 Can anyone give me any onfo on New Homes WA? Good or bad, hopefully good just need to know if my choice was good or not?
