I'm a new to this forum and this is my first ever post =) We have paid Wisdom Homes the initial 700 AUD deposit for them to write down the tender, after a long long long wait, which was actually not their fault as the land is not yet registered and not yet ready for inspection, we finally got our tender presented to us last Aug 1. So we did a review and last saturday I sent an email stating things we wanted to be added, removed and modified in the tender. Today I got a surprising email from them saying they cannot move further without me paying them the balance of deposit which is 2300 AUD and sending the tender acceptance form to them. HUH??? I am confused, I am supposed to accept a tender I am not happy with? How is this supposed to be? Thank you in advance to whoever will share their experience. I would arrange to meet with them and talk about your proposed alterations before you go any further. If they won't discuss them its not a good start for building a good relationship during the build (The further deposit is probably to pay for a survey and site investigation so they can calculate the site costs.) I would argue that a builder that is worried you're going to walk away from a $700 deposit, has probably had a few customers do just that, in which case, why ..... Wisdom will update my tender after a long conversation... they said I had to wait 7 days for the new one... I'm also with Wisdom @ The Ponds. They've been really patient with me so far, my land is not registered yet until now, it's almost 2 years since we first paid our $650 deposit in Nov 2009. They've been a reat help and willing to modify our tender for 14x times now (I know, it's extraordinary...), and I keep changing the plan many times. I'm not sure if it's a policy now, but I did pay my $2300 deposit to get an accurate tender, with site cost additional if any etc. If you decide not to go with them, you can keep that site survey report and use it for the other builder.
