Re: b0son's custom build with Procorp 68Mar 09, 2012 10:32 pm Had a preliminary PCI ... preliminary because there's still stuff to do. Most issues were just paint related, scuff marks, chips and scrapes etc that need to to be touched up. The most major issues were in the bathroom. Glass on one of the shower screens was chipped, so is getting replaced. Bath spout and shower mixer cutouts were visible behind the spout/mixer. Mixer can be grouted, but spout tile will probably need to be replaced (or a spout found with a wider base to cover the gap). If you look at the pic above of the bath, the mixer has been placed just above the hob, but a little too close to the surface, so the mixer fouls on the tiles. They will try to find a shorter tap that clears the tile, or worst case, rip out the tile and relocate the mixer upward. Still to be done, landscaping/lawns/fences, carpets, and aircon finished (main unit plus lounge vents to be installed). Not due to be completed til thursday next week, but we've already had a request for final payment. Should we disregard until everything's done? I cant see bank authorising a payment with that much still to do... Re: b0son's custom build with Procorp 69Mar 10, 2012 1:09 pm Hope you get all those bathroom problems sorted & I don't think the bank would authorise final payment yet as they have to do an inspection. You wouldn't want them having that payment anyway until everything is fixed. I like that first pic that shows the different brick, it's a nice feature. Pavers are looking good as is your whole house. At least the turf will be getting a nice soaking atm Loretta Built The Jenmark with Cavalier Homes Macarthur. http://camdenacres.blogspot.com/ Thread - viewtopic.php?f=31&t=17870 We are in - front landscaping begins Re: b0son's custom build with Procorp 73Mar 21, 2012 11:10 am well, its almost 2 weeks since our PCI, and other than paint touchups and some landscaping, nothing's been done. still dont have a date for the aircon install, and from what I've heard through the grapevine, its doubtful it will get done any time soon. there are vent cutouts in the lounge, would this prevent getting an occupancy certificate? i assume you cant have exposed 'stuff' ... so I'm puzzled that they're pushing to handover if the house may not be legally occupiable... ? if i had my choice, i'd deduct the cost of the remaining a/c work from the contract, pay them and get it completed myself. Re: b0son's custom build with Procorp 74Mar 21, 2012 11:31 am What a shame it is taking so long. I wouldn't do handover until everything is done as I have heard they take their time attending to things once you are in, happened to my sister. This was a concern of mine with ProCorp when I was thinking about going with them. My question would be why hasn't something like the a/c been organised well ahead of schedule, sounds to me that if it is going to take a while that maybe the company doing the install don't even have the unit available in the country. Are you getting any compensation for them running well over time? Re: b0son's custom build with Procorp 76Mar 21, 2012 12:59 pm dvestate Are you getting any compensation for them running well over time? No point, they changed the contract between when we signed it, and when they signed it and returned it to us. They never mentioned the change, so we foolishly filed it without checking. When checking more recently, we saw that they had changed $60/day we wanted to $60/week. If we try to enforce $60/day, it will require going to court, dragging things out even further (and quite possibly more in time and extra interest payments than we would get back). At this stage, I just want it over. Re: b0son's custom build with Procorp 77Mar 21, 2012 5:27 pm Be advised NOT to accept moving in until all is completed. Getting "little things" done after just doesn't happen. All people intending to sign with any builder should learn to check the contract, and sign it at the same time the builder signs. Don't ever accept verbal agreements. Good Luck bOson Re: b0son's custom build with Procorp 78Mar 21, 2012 9:22 pm Bugger..... Is it just the ducting that they have installed or have they installed everything but the compressor? Maybe push them to fix everything else and give you the contact details of the a/c supplier, call them direct and find out what they are waiting on and the cost to supply and fit it. Then maybe tell ProCorp you are happy to deal with the a/c people direct but you will be withholding the money for the a/c company finish the job. Good luck mate, the house looks awesome and a massive waste sitting there without you knowing when you will get in there...... I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature. Nice pick with the paint colours! 1 34269 6 55347 So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point. I'll drop by over the weekend to get… 5 27716 |
