Browse Forums Building A New House 1 Aug 07, 2011 7:32 pm Hi guys I'm new to this forum and it looks like it has a lot of great advice. I have just paid deposit and house and land package with Eden brae. All seems good so far, although I'm a bit lost in the whole process. I am attending the tender meeting next week and would like to ask some questions for those who have already experienced this. 1. Do all the decisions about the styles, colours and inclusions and extras need to me made at this meeting? Seems like a lot to do in just one day and perhaps I will make mistakes or poor decisions I may later regret. 2. Ive come from the position of looking to buy an existing home or spend just a little extra on a new home and land package. I've been given a fixed price by Eden Brae, but I am wondering how or if this price will change at the end of the tender meeting? Is the standard package good enough to build with if I decide to go just with the items in the fixed price? Have others done this and just looked to upgrade items later when they can afford it? 3. What items are not contained within the standard package but are necessary for the house? I understand downlights are one. How much can these blow the cost out by? I guess what I really want to know is will the price blow out by much, and if so am I better off still looking at an existing, built home instead of building my own. thanks in advance for your help. Advice needed please! 2Aug 07, 2011 7:50 pm Hey Andrew Congrats on embarking on the building journey we are also building with EBH to answer some of the questions visit the link below http://www.edenbraehomes.com.au/a/80.html it explains the process but you wont need to choose colours at this stage but you will most likely be booked for your appointments to home options gallery etc at this or the next meeting The fixed price home comes with standard finishes and you will NOT stick with standard no matter how hard you try so budget for more to spend on electrical and also in your color and tile appointments however check with EBH to see if you are entitled to any builder special promotions that are running (Get to know the products in the standard range to see if you are happy with them ) Downlights if building a Single storey can be put in later by any electrician however it is the double storeys that are more difficult We were going to buy a pre-existing home til we saw what was on the market which was overpriced and of poor quality our decision to build was purely getting a home we would be happy with without having to compromise due to restrictions from a pre-existing house I went outside once. Advice needed please! 3Aug 08, 2011 11:11 am Hi Andrew, Good to see another build with Eden Brae Our plans are in council at the moment so everything has been picked and we're just waiting for that approval to get started. We're first time builders and all the extras above and beyond the standard quickly add up but we're really happy with what we've got. We got away without spending any extra at the electrical appointment - hubby is putting in the downlights after we move in. We splurged abit on the kitchen upgrades - $6k. We're doing our own floor tiles cause we wanted the big 600 x 600 tiles & have a mate who can do that for us but we spent about $1200 upgrading bathroom / ensuite tiles + $750 upgrading the underlay for the carpeted areas. It wasn't so much that things weren't included in their price - it was more that I wanted the nicer stuff Off the top of my head flyscreens, a doorbell, overhead kitchen cupboards & vanity drawers aren't included. It just depends on how much more you want to upgrade - we upgraded bricks & mortar, front entry door, shower screens, cornice plus much more. The selection appointment is very overwelming - do as much research as you can before the day and try and narrow down your selections before you go in. After we walked away we changed our minds on both the paint colour & bathroom vanity colours and it wasn't a problem to change them. Hope this answers a few questions. PM me if you want more info. Then if you don't like those items, you can go away & do some research on what you WOULD like instead. I would do this sooner than later. You won't need those decisions made though for the tender appointment. Your CSR will get the prices for you after the tender meeting. We only upgraded a few items & are planning to get the rest done by others. After you sign your contract, you will still have the opportunity to continue to make changes until your plans "go to site" (within reason ) We changed windows from sliders to awning, deepn'd the fridge cavity, added a cavity sliding door to laundry, added an extra gas point etc. They are done on a PCV's (Post Contract Variations) - we got up to about 20 of 'em. Our land was delayed so we had plenty of time to think of minor changes. Just emailed our CSR with request & she'd reply with a yep & it will cost $??? & email you a PCV for signing to confirm or nup can't modify that Good luck with your build. I had picked out the house I thought I liked (The Licoln), but went & saw the brand new display homes out at Jordan Springs and may actually change the design to their newer double story - The Heathcote (I think it's called).
