I'm a complete newbie with some complete newbie questions, I have searched through for the forums for some answers but haven't had any luck as yet. Got a couple of very general questions that I'm hoping for some help with. 1. Generally, what percentage of total costs would go directly to a contractor for building - eg. if we bought a home from Metricon that is around 26 square. 2. What are the other costs involved in building a home apart from contractor costs? 3. Should we consider purchasing a kit home, even if we are to hire a contractor to put it together - they seem extremely cheap? My apologies for such beginner questions, we are completely new to this process so any help is greatly appreciated. Cheers. Rob. Re: Some complete beginner's questions 2Jan 25, 2008 9:16 am We looked into a kit home but can't have any cladding because of our covernants (has to be brick) and when we added all the costs of getting a brickie, electrictian, plumber, painter and all the other tradies, it was going to be way more expensive than going with a volume builder. Unless you know lots of people in the industry and are really handy yourself I think it turns out to be a really expensive option. You also have to lodge all your applications with council yourself and getting a loan for this type of house is a lot more work as you have to get quotes from so many other people and that in itself can be a mamoth task.

the amount of $$$ for subbies/trades really depends on your design and overall finish required. Many electricians will look at the amount of points (light/gpo etc...) some will charge $70, others $120. Plumbers, similar thing, how many wet areas, what type of tapware. the list goes on. Some other general costs which you may encounter - permits, road opening fees, tapping/sewerage fees, some site costs. You'd be basically taking the job on as an owner builder, although there are some kit home type retailers out there that will build to lock up - maybe that is an option.
