Browse Forums Building A New House Re: Anybody Built With Coral Homes In Toowoomba 2Aug 04, 2011 8:15 pm There are a few of us on the forum that are building with Coral at the moment in various areas - don't think there is anyone in Toowoomba. Do a search under Coral and most of the build threads will come up. Personally, (only talking from my experience, in my location) I found Coral cheaper than the local (non project) builders - but when it came to the actual tender, there was alot of extra costs that other builders included as standard that we had to pay for. We also had to upgrade alot of things as well due to our location - which personally (again talking about just me here) felt that these should have already been included/factored in the base price for the area. I found their site costs to be onpar with other builders in the area. To upgrade items, some things were cheaper than other builders, others were more expensive. They were flexible in changing of their plans. All I can suggest is you get quotes from the salesperson for all of the items you think you might want to change/upgrade before you go to tender, so you aren't in for as many surprises. Ask questions and question again if you don't quite understand, don't get put off if they start to get a bit narky for you daring to question anything as it is your build and you have a right to have full disclosure/understand completely what you getting into. We have been happy with them so far. We changed a lot from the original plan, but one thing I did like is that they only charge you for materials you use and credit what you don't use. Some other builders will charge you materials + a percentage on top. We did have a couple of costly "surprises" but one was us not taking into account the slope of the block and having to pay for retaining walls and they other was council related. I did a lot of reading of old coral threads on here and learned alot from them. The one thing I do suggest is to do your homework. Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
