350K building process

Hi all,

My new house building, in ACT, has been started for few weeks. As never build houses before, hope put photos on for experienced people here to have a look and help me during the process.

block size: 20m X 30m = 592m2 (cornner block, rounded conner)
house: double story, 4 bedroom + study + 2 balcony
building size: 250m2 living +41m2 double garage

The contract price is 350k. It is expensive, but have no choice now :oops:

How do I put photos on?

My family is also building in Canberra (although construction hasn't started yet). Our block of land is in Forde, which suburb are you building in?

We too are novices although, thanks to this forum, we are slowly coming up to speed.

Our house is a three bedroom, two storey 166m2 home with a single attached 23m2 garage and is costing $300K - so that should make you feel a bit better about your price.

Our contract is almost turn-key (except for window dressings and rear landscaping) and includes 2700mm ceilings.

Based on what I've seen so far on this forum building in the ACT is definitely more expensive than many other parts of Australia. :cry:

You are right. Building in Canberra is much more expensive than other states.

My block is in Harrison. Building a house is a slow process. I bought my block on Oct 2006, and contact with my builder from Nov 2007. It's about a year from design to build. (2 reasons: 1. the builder getting very slow after signed contract, 2. I changed plan too much. )

How can you say 350k is expensive without knowing what's included? Depends on what finish you opted for, it may be quite cheap.

I think my pice is too high, as I was eager to get building started, didn't argue on most of charges the builder asked, e.g. they charge $800 for changing to sliding doors for the 5 build-ins. $3.5k for adding eaves. My friends thought that's way too much.

I only have lower floor 2.7 m ceilings, but with no ducted cacuume, no alarm system, no floor covering, no water-tank and no landscaping. The only thing luxury is the caesures stone benchtop.

Is your price including all above?

Hi Aulyna,

Sorry to mislead you re the ceilings; only our lower floor ceiling is 2.7m - the upstairs ceiling is 2.55m. We don't have ducted vacuum or alarm system either. We do have floor coverings, water tank, driveway, fences and front lanscaping (albeit our front yard is quite small).

I can't help you with the eaves even though we have 450mm eaves too - ours were included in the original plan so I don't know what they cost. I am sure you will appreciate them once you move in though so try to think of that rather than the cost

I just read your post about the $8.5k bushfire levy. I will ask our builder about this the next time I speak to him. l sure hope we don't get a surprise like that!

Three and a half thousand dollars for eaves sounds alright, however as you're having a two-storyed house built you're probably having less in the way of eaves as people building a songle-storey.

The cost of eaves for us is around $4000 or so.....perhaps as much as $4,500. Our house will be around 31 squares in size, including an alfresco, but not extra outside decking. Eaves are standard in our builder's houses, so the standard price includes them. We were told we could save "x" amount by NOT having eaves but he recommended them - not only for the look (which we prefer anyway) but for the provision of economical and efficient cooling of the house during the few hot days. So we were - and are - happy to include that cost.

We're hoping to lose some of the cost in flooring, as we might do our own, but that's another story.

We're building in Melbourne - Tarneit, to be exact. All being well, site work will start soon and we'll be in our house by September - complete with eaves.... :wink:

Always thought building in ACT was more expensive than other states. That might be not always true. :?:

A house with eaves looks much better. It worth to pay extra dollars.

Do you have EER for new houses? In ACT it's compulsory to have min 4.5, my house will be 5.5.

Great photos! I love your outlook. Our house is only three blocks down from a permanent bushpark so we are quite close to nature

- but our view is not as good as yours :cry:

Our builder is Classics and yes, it is a house and land package. We liked their plan as it was so we are only looking to make some small internal changes, nothing structural.

We are the stage of selecting our external colours. They have to be accepted by Forde before our plans can be submitted for approval (it seems intrusive but if it ensures that the whole street looks nice then it is worth the loss of total control).

For that reason I have been keenly watching your other post for ideas, lol! You have been getting lost of great advice and I'm sure it is going to look great

Select color can be a difficulty job, it was for me anyway :oops:
