When did all these issues start showing up? Also you should be due for your 6 month inspection soon. NBG should send you a form to mark any defects/problems which you return to NBG and they will follow-up with the builder. Try giving NBG a call about this if you haven’t yet received it. Do you have any photos of the damage/defects? It does help to document it just in case you need to take this further. I am so so sorry to hear the absolute nightmare you’re going through. Re: NBG Buckingham 36E, Moved in and lots of pics... finally 383May 06, 2010 11:43 pm OMG!!!!! ![]() ![]() ![]() So sorry to hear about your experience concept. That's absolutely disgraceful. I agree with blessed, contact NBG and make them come to the party. It's not good enough. Re maintenance, NBG sent us a letter advising us to contact builder with all maintenance issues. We contacted the builder and they organised everything, tradies, dates, times, everything. I agree with you, it's not your job to contact the individual tradies. I'm sorry to say, but I think it might be time for you to seek legal advice. I hope everything works out for you. I tried to visit your blog but a passowrd is needed ![]() Re: NBG Buckingham 36E, Moved in and lots of pics... finally 386May 22, 2010 12:27 pm Hi Blessed, long time no speak. We decided to close the blog as it was really only a way of keeping track of the build during construction and showing it to homeone members to ask for opinions etc. Now that we're finished, we really couldn't see any point of keeping in the public domain. Hope everyone understands. How's you place going anyway. Have you had your maintenance done yet? We had ours done last month and they fixed everything we raised no dramas. That being said, there wasn't much to do anyway. Concept, stick to your guns. The last thing you want is to be worrying about an inferior build years from now. Get them to fix everything. Good luck. Em Re: NBG Buckingham 36E, Moved in and lots of pics... finally 387Jun 19, 2010 2:14 pm Hi guys!! Hope you are loving your houses still. We've still not had our maintenance done so I've got issues. Although my list is actually very small. Still need some work on our balcony (biggest white elephant), some plastering in the kids bathroom where they had to cut due to plumbing issues, and some painting touchups on the outside. My builder waves to me everytime our cars pass so I should stop waving and start ringing more often. I am still loving the new house experience. I hate having to heat the whole house and are considering putting in some sort of heating downstairs in the kitchen/dining/tv area. The evap airconditioning works okay downstairs but fantastic upstairs so not a lot of need for refrigerated aircon. The home theatre is getting hammered with use. The upstairs room is hammered by the kids who can't see the point in putting away toys. I've filled the pantry even though I took the bigger option. I know it is all relative but I don't know how we'd live in a smaller house. Fi has moved in!! Re: NBG Buckingham 36E, Moved in and lots of pics... finally 388Jun 21, 2010 4:14 pm Hi Brittany Completely agree with everything you said. Can't remember where we used to put all our stuff. We're also thinking of getting a heating option downstairs. I'd already run the electric cable for a split system along the rear wall so we'll probably do that in the coming months. Not too fussed about cooling, just for the heating. Have you had any cracking in your garage concrete? We've got one that runs the length of it but both sides are level so I'm not that worried. It just looks crap. Good luck with your maintenance Em Re: NBG Buckingham 36E, Moved in and lots of pics... finally 389Jun 22, 2010 7:50 am Hi, No our garage is good except that hubby has filled it and I can't fit my car in! I don't think he ever intended for my car to go in there which I don't mind except those cold winter mornings. Our paths have cracked away from the house where the expansion joints are. We filled significantly up under the paths just before doing them. It was winter and muddy and I guess we were too eager. The one side which had the mini bobcat up and down it hasn't cracked but the other side did. We should have waited. I had a tradie out to look at it and he suggested leave it a year for any more movement and then poly urethane it. He said it won't damage the house. We filled our backyard in May - paved, concreted (hubby and a friend did this part), and did the lawn and garden in September. Then in October it rained and rained and we had a mini earthquake in the back where the back dropped a little and the concrete snapped, the pavers go even halfway and then slope down and just don't sit pretty anymore. This is a minor minor slope but I notice it every day. My lesson is I wish we'd filled before the house was built so it had months to settle before we got over excited and did things too early! By the way we haven't used the spa since August last year!! Fi has moved in!! We too are going with NBG, still at the early stage though. Mel & Em, totally in love with your selection of colours, absolutely gorgeous. The look of the hourse is stunning. Congradulation! We just put down a deposit with NBG, just wondering if anyone can recommend a builder in the west around Tarneit area? Also I have read basically all the posts and was just wondering if anyone can fill me in on the prices of your upgrades? thanks in advance ![]() Waldorf 44 Sales quote: Jan 18th 2011 Tender : Feb 24th 2011 Colour & Electrical: March 9th 2011 Contract: March 24th 2011 Site start: May 5th 2011 http://ourwaldorf44.blogspot.com/ Re: NBG Buckingham 36E, Moved in and lots of pics... finally 392Feb 05, 2011 4:06 pm Hi All, I have been reading the posts re. NBG and I too am building the Buckingham36 I have not had as pleasant an experience as some of you. Before proceeding into a contract with NBG I spent a lot of time talking to many of their clients and reading these posts. I am a very fastidious person and pay very close attention to all the fine print and details. Fortutantely me for me I can understand building plans and legal contracts. I must say I have been extremely disappointed. I first started the process with NBG in early 2009. Each change requested to the standard plans took about 2 months and would not be done correctly. I had to constantly check for errors, even after I signed off on changes, in later revisions prior changes would disappear and it was up to me to discover this and request they be done again. It was up to me to ensure that any changes were possible and no advise was provided on how to change the floor plan to meet my needs. Mind you my changes were only minor to the standard design. I have seen many Buckinghams with changes much more dramatic than my own. I demolished my house in Aug 2009 as requested. I arranged this and it was completed in a very short period of time as NBG insisted it be done before quotation stage. They made me rush through my part and all my decisions but they took an extremely long time on their part and with many errors. My block of land looks very flat but my site costs turned out to be about $21k, mostly due to the fact that my house was demolished. The demolished house resulted in a "P" slab, but in this absence would be an "M" slab. My contract was signed Dec 2009 but the final drawings were not completed until April 2010. During this process I received a lot of incorrect information from NBG. The permit was received in Aug 2010. When I met with my builder I went over the points of the plans with him. I pointed out one of the items and he said it was not possible to build it that way even though that is how it was shown on the council approved plans and specifically listed in the contract. I then had to come up with a solution to their error because his suggestions we more than unsatisfactory. I was advised that construction commenced Oct 2010 but my slab still hasn't started. I have made dozens of calls and e-mails to NBG and my builder but keep getting excuses. Needless to say my house was demolished Aug 2009 and now it is Feb 2011 and the slab hasn't even started! I am more than frustrated at my experience. I have written many long letters of complaint to my builder and NBG detailing the issues and they don’t seem to care. I have spent a lot time checking their work and explaining to them things they should be explaining to me. I did in fact speak to a NBG member who admitted to the problems they have with their drafts people and the errors occurring. I would be please to provide further information to anyone who may need it. I have come across many people who are upset with their builder but in fact it is because they have not understood the fine print or information provided. I can confidently say I am not one of those people. The problems I have experienced thus far I feel are due to the lack of expertise, knowledge, communication and care from NBG and my builder. I will keep you updated with my progress (or lack thereof). ![]() Re: NBG Buckingham 36E, Moved in and lots of pics... finally 393Feb 06, 2011 9:41 pm Oh dear tool, I am so sorry to hear of your horrendous experience and all the delays...that is sooo bad ![]() Re: NBG Buckingham 36E, Moved in and lots of pics... finally 394Mar 10, 2011 11:24 pm Hi Blessedpeople, I understand that building is never easy and there are bound to be problems. I am however frusstrated at the lack of expertise and knowledge I encountered from many of the NBG staff. Though my experience, I had to do most of the work and they still got it wrong, and I would have to keep repeating myself and checking their work until they finally did their job right. I don't blame my builder so much, I think NBG have assigned him too much work and he can not cope with the workload. On the positive side my slab has finally gone down! After speaking with consumer affairs I finally got some action. Let's see how things progress from here. I am building in Eastern suburb of Melbourne. I was very interested to read about the progress of your build blessedpeople. Thanks for sharing. How are you enjoying your home?
