BrissyGals Plantation Sahara Vogue Q1

Hi Everyone

Long time lurker here and Im finally getting to a stage where I can start my own thread


My partner and I are building our first home in the northern suburbs of Brisbane. We decided to build with Plantation Homes after falling in love with their Sahara Vogue display home back in April.

Our land is due to settle on the 18th of August so we are getting all our ducks lined up to get the build started ASAP after that. We have booked out contact signing in for a couple of weeks time and we've had a colour session already and made most of those decisions.

For outside we will eventually render but in the mean time Im having problems picking a brick colour that matches my desired roof colour but won't be a big upgrade cost since it will be covered by render in a few years time. We want Colourbond Deep Ocean as the roof colour and we have these options for bricks that we are tossing up between:

Your plan looks great!

have been looking at your colours and they look great.
I like the first and fourth picture of the brick in your selection.
But then again I like the more smoother face, a smoother brick will also be easier to render, but all those bricks have the right tones to go with your roof, so I'm sure they would all look great.

I loook forward to following your build, hopefully I wont be far behind you!

We have decided to go with the Moon Dust (4th one down) with off white mortar and skip the rendering for the time being. I went to the brick place today and they gave me the address of a house with those bricks so I went and did a drive by and they looked really nice.
Excellent choice, I think they will fantastic with the roof.

What colour windows, gutters/fascia etc??
Im not sure yet, this is all very new and Im not sure what you are supposed to match up/contrast, Ive just been driving around new estates checking out colour schemes trying to get inspired, the outside is so much harder than inside, Ive been imaging the inside of my future home for years
I just visited the Sahara display home at North Lakes today. The wife is now no longer interested in anything but this design! A quick question BrissyGal, how much over and above the base price will you be spending and what extras have you chosen?

Also noticed that your master bedroom is at the back! It was the one thing we really thought needed changing. Were they pretty flexible with that? Any major cost involved?

Moving the bedroom to the back was no charge, suits us very well as our block has nice views from the back, didn't want to waste them on a kids playroom!

We spent quite a bit over the rack price but thats mostly upgrading the solar kit to 3kW and getting fully ducted air-conditioning throughout. Little things were too bad, we got a promotion with a heap of upgrades included which was nice, not sure what they are doing at the moment in regards to upgrades, here are the things we have prices for if you are interested I will private message you:

Upgrading 1.5kW solar to 3.0kW
Provide 5000L colourbond watertank plumbed into toilets/washing machine/outside tap as per Brisbane City Council requirements
Upgrade to 3 phase power
All the different facades + prices for rendering/bag & paint etc
Colourbond roof
Whirlybirds x 2
Tiled niches in bathroom/ensuite
Add provision for sliding screen doors to alfresco doors
Add doors to study
Add doors to theatre
Add door under staircase
Change standard kitchen cupboards to pot drawers
Cold water tap to fridge recess for plumbed in fridge
All 6 different laundry configurations
Add drawers to bathroom/ensuite vanity instead of shelves
Provide and install Daikin 18-20kW 3 phase inverter reverse cycle ducted aircon with 7 zones/10 outlets
Upgrading bricks to B range
Upgrading mortar to offwhite

Plus there are a bunch of other layout options you can fiddle with like adding a shower to the powder room, changing the study to a guest bedroom, merging the theatre/study into another large living area, adding a rumpus room out the back, widening the garage and adding a single garage door to the back, adding a storage room to the back of the garage, adding ensuites/extra bedroom etc upstairs.

Electrical appointment is scheduled for next Monday and then everything is done - just need to wait for council to approve the plans which apparently will take about 4 weeks and we can start building!

Oh and today I put a deposit on our stove/rangehood - found it for a fantastic price, saving up $2800 off the RRP!

Had our electrical appointment on Monday - think we will go ahead with this unless someone picks up something majorly wrong. The only thing we are tossing up is doing the ceiling mounted speakers in the living room or just getting a sound system that doesn't near rear speakers.

Did you end up spending much more over the standard electrical inclusions? Pretty interesting to see the diagrams there!! A word of advice I got from a few mates who have built.... get as many light outlets as possible provisioned dowstairs. Upstairs, get the bare minimum. It's near impossible to run extra wiring for downstairs lights once the house is built however, you can always get an eleco to run extra wiring upstairs later.

Another suggestion was again, get the bare minimum through the builder then speak directly to the electrician when on-site for additional wiring.

Sorry to be a pain with yet more questions!!

What was the allowance (if any) for carpet/tiles/laminate flooring for the sahara?

It seems we will have a 13m x 28m building footprint to play with on our block (it's an 18m wide corner block) and my wife really is set on the Sahara!!

Exciting stuff 'eh?

Hi Matymoo,

Yeh all the upgrades are quite expensive but I think lighting adds a lot of value and my partner wants all the smart wiring/speaker stuff for his IT stuff. The basic lighting plan had just one light per room and nothing outside at all.

Definitely no light proper fittings included other than just the batten with a fluro bulb which might be ok in a cupboard under the stairs but no good for anyone else. They have a limited range you buy through them but the prices aren't competitive. They also charge a fitting fee if you provide your own fitting of $23 which really adds up. Lucky for me my Dad is qualified to do them for us so I will sweet talk him


With flooring we got a bonus with the downstairs flooring but that isn't usually included. The bathroom/laundry/powder room/ensuite all have to by law be tiled to be water tight but there is a basic range of ceramic tiles you can pick from with no upgrade charges, if you want anything fancy you will have to pay.

Exciting about your block! Will be interested to see how it sits on the big corner block, we decided on the long skinny block because I couldn't picture it on the corner, but at that stage we were going to get a pool which I couldn't put where I wanted on the corner block.
Brissygal, I noticed on your electrical drawing above that you will have gas bottles fitted. You MUST look at this as an option.....

Searching around these forums, it appears to be a relatively cheap option at around $900. No unsightly bottles, no need to leave gates unlocked for access and, you don't even have to call them up when you are running low!

I'll be going for this option for sure!! (well, as long as it is available in my area!)

We r thinking of building Sahara or the mirage, would u mind to share how much u were quoted for base house price and how much upgrades u ended up spending?

Would love to know more ant ur house, u have a blog with photos?

Went to a mirage display And was quite happy with current standard inclusions and seems not much needed to upgrade in terms of kitchen area.

But for the floorings, and driveway, did u outsource them? Mind sharing the cost?
