But, since you asked, here goes....... I wouldn't have that toilet opening directly off the front dining area. At first I was going to suggest the door be moved to come off the other side, ie from the hallway between B's 3 and 4, then I thought you don't really need another toilet in this area as you have the one in the 2nd bathroom. And since I wouldn't want my ensuite to have outside access, I would make the 2nd bedroom closet and linen backing onto it, smaller and put the 3rd toilet there, handy access to laundry outside door. Perhaps put a linen in hallway where toilet was to compensate lost storage space? I also would prefer my main bedroom not to come directly off the living area but I can't see any way to re-arrange this. My own personal preference with kitchens is that they have their own window, but I see many plans these days that do not, so this is probably not relevant. And I do not understand the second door into B3 from behind the TV space??? I'd just make the other bath the shared bath for all three left side bedrooms.
In the Ensuite, I was thinking that corner spa baths look really great in hotel rooms and display homes, but they are just not that funtional unless you are 4 feet tall. I think if you want a bath in the Ensuit you have plenty of room to put in a regular sized bath (could do spa jetted one). I would re-arrange that whole space closet and all, to get a regular bath, dual basin and shower in there. In my plans, we put a bath in the bedroom on the first floor, and left it out completely in our ensuite, which is also on the first floor. We never use the one we have now, and if we want to we can in the other bath. Greg Re: House Plans 4Jan 24, 2008 7:36 pm I'm always happy to criticise/analyse plans. Of course your needs and preferences are going to be different to mine. That said....
I agree the lone little toilet off the dining room is not good. As a guest I'd feel very uncomfortable using it. I'd put doors on the other side of it and make it a hall cupboard. Then get rid of the bathroom closet, making your bathroom a bit more spacious. The main bedroom has three doors coming into it ( !! ) and a big closet breaking up the shape. That means you're very restricted in what you place in the room and where. I think it won't feel very cosy. My solution to this is: 1) Eliminate the door onto the terrace. Unless they're nice big glass doors or something more picturesque I don't think you're gaining much by having it. 2) Get rid of the big closet in the middle of the room. It'll make the room look small and messy. 3) Get rid of the spa. Instead make the spa area, and the corresponding area on the other side, big walk-in closet areas. That will then push the entry to the ensuite back to the line of the current closet / shower. That area then becomes the bathroom area - plenty of room here for your spa again if you want it. The lines will be much neater, your main bedroom area bigger, and the two bedroom closets will be opposite each other in a sort of 'dressing room' rather than split up. I've seen some vry chic apartments with this arrangement. Why is bedroom 3 cursed with a "TV" door ? That eliminates that wall as a desk space, bookshelf, or anything else. As well as being noisy. Finally, the area next to the laundry is a bit of a mess. Why box the laundry in and have that clash of doors at the garage entrance ? Get rid of the laundry hallway wall, door and closet, and make the door line up with the steps. Get rid of the door from the ensuite. You'll get a far, far bigger usable laundry space, less clutter, and no door clash. I thought of lots more, but decided to post a pic instead.... Can I just say well done! The new layout makes every room spacious and very user friendly. I also agree there is no need for an ensuite for every bedroom unless.. It is a IP with student accommodation in mind There is a specific need for occupants eg elderly relatives who need their own bathrooms. We all like different things I suppose. My only extra comment is there is a funny corner in dining two and the closets in the extra three bedrooms could be fit into the rooms better. Personally I hate toilets that have two doors to them. Two things that I would change though are: - changing the door going to the laundry - I would prefer using a sliding door - still don't like the TV area (what cabinfever's suggestion to close it off was better), but I would prefer removing those "triangular columns" (whatever they are called) - changing the BIR doors to sliding ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! My only question now is the little nook but at the end of the porch in the dining - I think the porch should be extended all the way to the stairs. That being said it may have a purpose that I don't know about. I suppose it will depend on where the house is being built but my immediate thought was "that would be hard to heat"... maybe a bit too open for my liking, but that's me. If it were mine I would leave the ceiling in the kitchen, living and back dining open to upstairs and shut off (semi walled and ceilings) the front dining. Also, in the ensuite what is the point of a shower/tub and a spa? Shouldn't one just be a shower, and the other a spa? And lastly, with a 4 bedroom house I think it needs a seperate bath and shower in the bathroom (even if only for resale). Ray. Re: House Plans 14Jan 25, 2008 9:13 am OK so I'm a kitchen gal and I can't really see any reasonable sized pantry in the design - were you planning on just keeping foodstuffs in cupboards? or were you going to use those cabinets as part of the kitchen?
With the kind of space you are looking at here - you could move the ktichen further into the centre of the house and put a nice long butlers pantry (WIP) behind along the wall of Bed 1/dressing room - it would also give you a bit more seperation between the front and back of the house Just my 2c... Second Time 'Round wow 16Jan 25, 2008 12:53 pm thanks for all the comments - you guys and gals are great!!!!! i am impressed with the drawings you provided. i can say we have made some changes based on your input. there are certain things that we want that will keep up from making some of the recommended changes. we want a nice view of the back from the master bedroom - you can see for about 20 miles from the back. the cabinets next to the kitchen will serve as the pantry. we moved the master br smaller closet to another wall. we like the new walk-in design, but they wouldn't provide for a separate closed in toilet and our closets aren't always kept tidy. we divided the 2nd bath so the toilet/shower have a 2nd door to them. the space between the stairs and porch will be a built in china cabinet. the door behind the tv is to hook up electronics. we removed the door from the master bedroom to the deck and moved the deck so it is not next to the bedroom.

Actually, two questions, really.... I think the bathroom for the Master Bedroom ought to be in its original place as when you're using the dining room the last thing guests want to hear is the merry flush of a loo.....
