We are about build a Monaco by Dechellis and we just got our soil report and we had class H-D. Now wondering what's the next step? as they didnt even mention how much is the actual footings. Any idea from members who re building with Dechellis.Any input is highly appreciated.Thanks

I cant remember exactly what order things happened or in what time frame, but we spoke with our sales guy often, just ask when you will get your final price when are you due to start? where abouts are you building? Re: About to build a Monaco by Dechellis 3Jul 27, 2011 5:04 pm Thanks for the reply wildorchid. My hubby just emailed our sales lady and it takes 3-4 weeks to get the final quote such a long time. We were given an estimate quote for the footings but we dont know how accurate it is. Until now, we dont know when will we start building... long time wait for the paperworks . We are knocking down and rebuild in Clearview. Re: About to build a Monaco by Dechellis 4Jul 27, 2011 5:22 pm i did feel like the paperwork side of it took a very long time (but i guess it can be with any builder) we paid our deposit in september and didnt sign the contract until march. we couldnt do the contract until they had the final price and they didnt have the final price until they had council approval because they didnt know what requirements the 6 star energy rating would effect as it only came in in september. when we signed the contact we found our selections appointment was not until mid may, i was so dissapointed, but they said they had no earlier appointments available. i was further dissapointed when we found out the start date was 28/6. but they ended up starting 2/6, which was a very very pleasant surprise and they have just been working sooooo fast that none of the earlier waiting seems not as bad Re: About to build a Monaco by Dechellis 5Aug 04, 2011 1:47 pm Hi Margie, welcome to H1 and the Dechellis club. We are almost finished our build - 6 months to the day from the slab going down. The waiting is a killer but once it starts it's pretty good and very exciting. We've had no contact with our SS (site supervisor) until last week when my hubby got a very off response to us having a look before PCI (practical completion inspection). We were able to get in this week as the painter was there but it would have been nice to have the place to ourselves and have a proper look. Your quote will be based on the type of house you chose I think they have Deluxe or Grande from memory and that will also determine the level of standard for the fittings. The price should be what is quoted in their brochure. Then when you do your selections any additions or credits are added/deleted from that price to get to your final figure. We were quoted 25k, and our 3 friends here in clearview who built 2 years ago with henley, hickinbotham and homestead had 18k footings. Fellow dechellisers, how much was your footings? We are on a new estate so they had a good idea of what it would be. You need to ask some questions I think - that's a big difference ... good luck with it. So we are still on the ball to go ahead Now, we are looking for demolition company any recommendations? And before I forget to ask, is pre-wet and compaction cost included in the footing cost? I don't know what pre-wet and compaction cost is as there was no mention of them in our quote just the footings cost so I would say they are included but never assume anything- check with Dechellis to be sure. You want to reduce the number of surprises that may pop up along the way as much as you can. Mind you during selections were noticed a few things were missing on the final contract, like no draws in the kitchen, which cost us $500 to add and a few other bits and pieces. I think we spent $6-7k at selections so were gonna get rid of the stone bench tops to off set the extra expense. Re: About to build a Monaco by Dechellis 20Aug 09, 2011 1:36 pm One thing I would suggest is each time you get a quote go through it line by line as we just noticed our "contract guide" had mirrors in the ensuite to the ceiling but that changed in our "final contract" to 2100 AFL which I only recently realised when I saw the actual mirrors. D are happy to change them for us at a cost of approx $200 + GST each with no admin fee!
