Browse Forums Building A New House Re: Porter Davis homes 9562Apr 30, 2014 7:36 pm ![]() ![]() Hello RU22, here is a list of minor thing that some might find useful. 1) There can be timber piers in some areas which might be good to changed to brick for a better look. 2) Standard design of the rangehood will vent to the roof but not all the way out. 3) Data points to the bedrooms would be handy. 3) Any other type of wiring for any additional equipment that you may fix in future would be useful. 4) Standard design of downlight will be hard wired but not connected to a base. This would make it difficult to replace if required. 5) Grand kitchen would be nice always since standard kitchen would have less number of cupboards and looks smaller. 6) Between windows and roof must be brick otherwise it will not look nice. 7) Portico may not be covered in your standard inclusions unless you picked a value pack that would cover it. I have been told that is new requiremend since 01/01/2014. All houses started in this year will have such gaps and that complies to Building Code of Australia. Can you tell me 1. when your house construction commenced; and 2. could you post some photo of windows if there are gaps and how the gaps are filled? Ours dropped in price between tender and contract as the developers report slightly changed our slab requirements meaning less cost. I'm not sure that the cost in the Contract is absolutely final because what happens if the Council says that the foundations need additional strengthening? I may be wrong... just my two cents work. Wouldn't that be an engineers job though to determine what you need prior to submitting for a planning permit? I think the council would be more concerned with building envelopes, building over easements etc. But who knows, I guess stranger things have happened!!! Re: Porter Davis homes 9570May 02, 2014 9:28 am Recently we noticed our kitchen benchtop and number of overhead cupboards on the other side is smaller than we thought. This is very disappointing and really sad we couldn't pick this initially. We thought at least we could get PD to change benchtop to have bit bigger one. PD said cannot change anything. As annoying as it may be ! Plus it wouldn't be as simple as a bigger bench top. We actually just extended our pantry and moved the island bench because the door opening was too small to push through a French door fridge. Considering at what stage your house is, the cabinets and bench tops have already been ordered and maybe even made so that might be why you can't change it now. I've been reading the 479 pages on this forum for the last couple of weeks and I really appreciate everyone's input, stories and conundrums shared! My partner and I are first home buyers and first time builders. We've signed up with Porter Davis & Aria Estate in Plumpton, Victoria. Has anyone here had any experience with building and/or living in the Forsyth 35? I don't see any talk about it and am wondering if there's something that we've missed. I do understand that the Forsyth 38 was once known by another name (Fullarton I think, but could be wrong). That aside, if anyone would like to share their experiences; what you would've done, what you wished you hadn't done, what you have done outside of 'standard' and anything else you can think of regarding the Forsyth 35, I'd love to hear from you. Contract Appointment is fast approaching and I'd like to get things sorted. If it helps, we've signed up for the Forsyth 35 (not the 38, as per the 2 displays in Melbourne) with Belmont Facade, Alfresco and Study options (turns the Galley into a Study and reduces the size of the laundry) Cheers, Steve. Welcome to the PD family ![]() As tlblhaywood said, we've all been amateurs at some point. All I can suggest is read, read and read! You can never know too much when it comes to building a house. There is a thread floating around called "Things You Forget" (I think!) and it is a huge list of things people wish they had done during their build.
