Mi Mirz, My understanding is that 3 month inspections are standard and are automatically included in contracts but 12 month inspections are not. This is not to say PD will not review any structural issues at the 12 month stage, you just need make the list and forward the photos to the New Home Care Supervisor. If you have an issues with this process, my recommendation is that you discuss inspections up front with your Building Coordinator prior to contract signing. Got to agree with you Mirz, I am feeling very disillusioned at the moment, and to be honest I would happily lose my initial 15k deposit and walk away from PD at the moment if I could. My land hasn't even been scrapped as yet and I have had a couple of thing's happen that make me feel very uncomfortable about building with them. I am not excited one little bit, I am feeling more sick to the stomach about what I am in for. Re: Porter Davis homes 8444Nov 09, 2013 4:57 pm When I built with them in 2011 there was only the 3 month inspection, for Access at least anyway. I know at the time some already completed owners on here were talking about their 12 month inspection but then I haven't seen much mention of it since. I assumed that if this was standard it must have stopped at some point in early 2011. Not to say that your SC didn't say it, and if they did then that's bad form on their part. Unfortunately though the contract is the only thing that matters. What issues have you had come up since the 3 month inspection that u need looked at? Just recently finished the slab pour last weekend and right now we are nearly halfway with framing which i am told should conclude by end of next week, weather permitting... I'm still in the early stages, with my contract signing on Thursday, but so far I have found things to run much smoother than previously (roughly 2 years ago). My SC was able to give me pricing on many things instantly at the very start of the process, and the paperwork provided for the tender stage seemed much more thorough than last time. My BC so far as been very prompt in her replies to the few queries I've had. Even my experience at Hopetoun was much better than last time. I found the colour and electrical appointments much better and very easy. I was quite nervous about my colours since I'm doing this alone this time, but I left feeling very happy with my picks. Early days yet I know, but I'm impressed with the improvements I've seen so far. Re: Porter Davis homes 8449Nov 10, 2013 8:48 pm well everything was going well with PD until our brickies started!!!! the PD expereince was great up until now. Someone (unsure who) didnt order enough bricks to start with, so when more came they were from a different batch. our fears of different colour and texture became a reality!!! we have very obviously looking differnt coloured bricks between the top half and bottom half of our house, and a different render colour as well. We have put together a letter that is 13 pages long (though mostly photos) of all the issues we have with the bricks. And we wont be paying the lock up stage invoice until they have been rectified. Luckily we found a blog last night where PD agreed to pull down the terrible bricks and start again, so luckily we have a precedence. Has anyone else had issues with their bricks? The rest of the house has been going really well, and again the expereince has been great, until the brick issue. Re: Porter Davis homes 8453Nov 10, 2013 9:41 pm we really dont like render, and wont be agreeable to have it, we are building in GIppsland where there are frequent mini earth quakes, and most render looks foul after a few years. Some looks ok, but not a lot. (google it - they have a website) It recolours the brick... I would be demanding that occurs. Did they say they didn't order enough bricks? Maybe the wrong batch was sent out and the brickies didn't notice it... But to me, doesn't really look the same colour at all.... Good luck... Re: Porter Davis homes 8456Nov 11, 2013 10:42 am thanks guys as mentioned we have had a great experience up until now, and our supervisor got in touch with us first thing this morning to suss it out. In terms of the bricks, they are going to clean them properly this week, and he thinks the mortar may need more time to dry. Fingers crossed this is all it is. There are several other areas that need to be rectified though, in terms of bricks over hanging the slab and other issues. But very hopefully the bricks end up being ok. our supervisor has been great, so im hopeful it will all pan out ok ![]() thanks again for your suggestions and ideas of how to get it fixed ![]() Re: Porter Davis homes 8457Nov 11, 2013 11:11 am Ah, the joys of chasing builders. I disliked it during construction, and now that I'm two months past handover I like it even less. The list of problems is shrinking slowly, but my bet is we will reach the three month inspection with items outstanding from handover day. If it had the chance to do it again I would not have accepted the keys. It's a nice house, I'm happy with the overall product but the little mistakes, oversights and incomplete items really do take the fun out of the experience. Small handover tip too - test your heating. If it's not working you can expect a fairly horrible experience dealing with a Brivis. I'm up to my fifth service fallout for a problem that existed at installation. PD leaves you to deal with the manufacturer by yourself, and they have the most unprofessional way of making service bookings I've ever encountered (you get a vague time no earlier than 7pm the night before they come out, making it impossible to organise time off work without taking a full day off). After five days off to let heater repairers in I'm just about ready to have the heater decommissioned and destroyed. We've had a few administration issues - we signed our contract 4 months ago and we are still working on our PCV but I think we've nutted them out. A month of that 4 months was spent putting our build 'on hold' and looking at other builders but after a lot of consideration, we decided the PD house we had chosen was for us. We've had a second electrical appointment to clarify a few things and work through some changes. This has made us comfortable with everything moving forward and I think we should have a final PCV to review this week. Many thanks to Helen for assisting with my concerns.
