I raised the kitchen rangehood issue at Contract and was told it vented outside. There is even a vent on the house plans for the Kitchen rangehood but I didn't check the shower!!!

I looked up the relevant building code requirements and we don't think it is an issue in single storey homes. I'm going to check my rangehood for the vent on the drawings now though! Anyone noticed that the laminate floor range has now expanded to include both the bolero AND manhattan range? Asked hopetown in the weekend when I was there and apparently the manhattan range used to be a range above the standard bolero range. Having now dropped their prices, they can now supply both ranges as standard laminate flooring. Can anyone else confirm this? I keep civil... but the pain is still there and the same behavior displayed during the (messy) end of the relationship seems to pop up no matter what is said over the phone... "Ive changed... give me another chance". I did give them another chance and they really did a great job on most of my repairs. They even went beyond the standard in some areas to get some of the minor things fixed without question so I was very impressed with their new effort... but we hit the same hurdle with something that needed to be fixed from the start and right there, it ended again... I'm not even angry about it anymore...??? I guess to me its a bit like the story of the turtle and the scorpion (or frog and scorpion) http://allaboutfrogs.org/stories/scorpion.html main thing is... Keep smiling I can't think of anything that would just break (that's not wear & tear) if the PCI was done properly with your inspector? Re: Porter Davis homes 7727Jul 24, 2013 5:12 pm Jackula I don't understand how people are complaining about PD's poor service, I've had nothing but good service from them (thus far) and was told if any SC/BC/SS gets 2 negative reviews in the same year then they get the sack. In that case I would imagine my first BC won't have a job when she gets back from leave, having left without any form of handover. My SS is great but I have had nothing but frustration and pain from the office team. I can only hope the same policy applies to Hopetoun, who were even worse. Based on my research, porter davis houses as standard do not include an exhaust in the laundry rooms. I would like to get them to install one there. Anyone with an idea of costs? I have already tried searching the upgrade cost thread but no luck there We added an exhaust through the electrical appt and it was about $200, this doesn't include venting to outside though. Where else can you vent to if not outside may i ask? Sorry if it seems like a silly question. It's about $300 to vent it outside. Manhattan range has a AC3 rating whereas the bolero range has a AC4 rating. They had not quite finished everything on my house when I picked up the keys. For a week after picking up the keys they were still working on fixing things on the PCI. As my build had gone about 3 months over I had no option but to take the keys with the SS promise that he would fix everything still not complete in the week following handover (i know, dangerous thing to do with the standard rep of builders but i trusted him and I basically had no option due to us already notifying the real estate of us moving out of the rental). My SS really did an awesome job but it was a frantic time and there were some big repairs going in the week after I picked up the keys (technically still part of the post PCI fix time). While they were frantically trying to fix all the things on the PCI a wall was damaged and a tile was smashed. This happened on the day of handover. I was there early in the morning for the final inspection and the SS showed me the damaged wall and said it just happened earlier that morning and he would have it fixed by the time I got back with the keys. When I returned with the keys I saw that the wall was not fixed and I also saw that a tile had been smashed. I rang him straight away and he told me that he didn't have time to fix the wall and would be back tomorrow. I told him about he smashed tile and his reply was, "don't worry, they fix all smashed tiles when they do the 3 month maintenance." At 3 month maintenance I was told that I needed "proof" that the tile was smashed before handover along with a few other things that also required "proof" that it was damaged pre-handover. As I had notified them over the phone along with about 30 other PCI/hidden repairs I sorted out over the phone in this time, there was no record of it. Pretty much everything else was fixed without any record during this post handover/PCI period so I was not worried about the tile/s at 3 months. They really bent over backwards to get the house finished in this post handover time. After some nice assurances from the maintenance team that I didn't require "proof" to get these fixed (the girl at maintenance really does and awesome job with making sure everything is going well with your repairs)... the tile is still damaged. I've adjusted to living with it for the moment as it really isnt a big deal. There was a plan to fix it which required 1 tile being sent to me and then I could decide if I wanted to replace it myself or try to repair it professionally (as its one of those polished porcelain 600x600's) but I haven't heard anything about it yet and have given up on it. I as with most "teams", some people will work really hard and give it there all and/or are star players while some are still giving the same old excuses as to why they can't/didn't/won't perform and therefore let down the team as a whole. Re: Porter Davis homes 7735Jul 25, 2013 8:42 pm NICHES ON EXTERNAL BATHROOM WALLS There has been lots of chat about the shower niches positioned on external walls and there seems to be a bit of confusion about what PD’s approach is. So I’ve had a chat to our General Manager of Construction to hopefully clear things up for everyone. Unfortunately, the answer is no, we don’t build shower niches on external bathroom walls. This is because there is no way of cladding the rear of the niche, as the external side of the wall is a cavity veneer (this is a space between the bathroom wall and brickwork outside). If a shower niche was positioned on an external wall, it doesn’t make it easy to maintain the area if something was to go wrong such as a leak (brickwork would have to be removed). PD builds with cavity veneers for a few reasons: - The airspace in the cavity veneer acts as a drainage plane, so any water that might enter this area drains to the bottom where it meets flashing (weatherproofing). This water is then channelled to the outside through weep holes in the brickwork rather than entering the house. - The cavity veneer can hold wall insulation if our customers would like to improve the thermal performance of the wall. - A cavity veneer wall can be built in a shorter time with less labour than a solid brick wall, which gets our customers into the new house faster. It also allows the rest of the house to be built concurrently with the outer veneer, rather than waiting for the entire wall structure to be built before getting started on the roof or the upper storey. - The weight of a cavity veneer wall can be significantly less than a solid brick wall, which means our customers save on foundations and structural support costs. PD fully understands there have been some variances on the above depending on which Porter Davis Regional Office you are building with. I’d like to let you know that moving forward, all of our Regional Offices will all be following the process outlined above. We hope this clears up any confusion, but if you have any further questions, the best person to speak to is your BC as they have the most extensive knowledge of your particular build, or you can PM me via this forum. Drove past last night roof was done. Called the SS today. He said it was completed 2days back. We asked him to keep us informed as we have to arrange for the Independent Inspection.
