Hi Mirz,

We got double glazed windows - but the adjustment for that was in one lump after that window.. So the $298 was for the single glass. That big window was only $2k I think from memory which I didn't think was much - but agree wasn't really practical.

As for the staircase, we went for the same one and it was $3494 FYI in our house. It may vary I guess from house to house, but that is how much it was in the Rochford.

they quoted us $2087 for this staircase (Hoffman 39), option 2 staircase.

their staircase options book was not very professional, lol. no proper photos, and its like some newbie tried to put photos and some details together.

i tried Metricon online system to try different styles, and materials to envisage our house, and that is very helpful.

PD has nothing like that at all, not even in hopetoun.

We loved that staircase too.

I think that's option 4. It was $3667 for option 4. It will look a bit different in the Hoffman as there s an opening under the staircase. (No store room)

we spoke to coldflow ( they deal with breeze and brivis) regarding evaporating cooling they told us it can be done but only for upstairs. Where as if you get it through PD they provide evaporated cooling for downstairs as well.
We too selected the fixed window option. It's 350mm X 2410mm. We were qouted $ 700 by SC but at tender it was $300 approximately. We have decided to do the glass splashback post hand over.

As we are trying to keep existing house instead of selling it off, budget is tighter now

We are expecting completion sometime next year same time (touch wood, if bank, broker, and PD all deliver what they have promised us at right time). Oh and how can I forget Stockland, title next month.

That's a big price difference from $700 to $300. SC quoted us $800 for same window with no size or glass description.

We are waiting for BC allocation, so not sure if its worth now going back to SC for further questions.

Initially we weren't sure about evaporative cooling cause the budget that's why we checked with cold flow etc. initially We wanted the staircase at Hoffman 39 Aspire :lol:

then decided on option 4 and E cooling.

It's difficult to decided what to go for and what to do post hand over. Good luck.

inspection done on Friday. Waiting for independent inspectors report. Fingers crossed no issues

I came back on to tell you that it is definitely option no 4 also (Traditional Stair Option 4) in the lifestyle range.

Tinker, that is very exciting. Which side of the city are you building on? East or West? or North or South I guess as well... lol

We had so much trouble with the staircase Mirz. It wasn't in their quoting system and we couldn't get a price until tender because of that. But it is definitely in there now. Good luck!

We had issues with our particular staircase also. Seems under each option there are options. ie - Option 2 has around 4 different types!!! For us the SC told us ours was Option 2 with carpet - around $800. Turns out at Tender we were shown something completely different and double the price. I queried and queried. Anyway, it is the one area that I am really waiting to see what gets built and if it is what we want! They do have a booklet with how the stairs look, if you are at all unsure, ask to see the different options from the booklet.

Finally girl in hopetuen showed us in much better book. It's on display in Waldorf, champagne France style.

It's Classic under Option #2.

As we want to go with wood in stain instead of carpet, this looks like the one we will be getting.

Option 4 has stainless steel baluster, and that is more expensive.

Hebel display is also good in hopetuen as it shows all three layers, I.e. base material, base coat, and render on the top.

With bolero flooring, finally decided to pick spotted gum colour, one less worry

Our quote reads following for staircase:

Provide Classic Stair Option 2, including the following:

Stair
- Stain grade treads, risers (non slip grooves) and stain grade closed stringer
- Stain grade square bullnose tread (non slip grooves)

Balustrade
- Stain grade 110mm square newel post (plain profile) with cap
- Stain grade 80mm x 42mm handrail and 87mm x 32mm bottom rail
- Black etched 14mm round steel balusters (connoisseur style every 4th)
- Stain grade 110mm x 32mm pencil round void plate.

Note: Includes balustrade to first floor void area and framed under stairs.

Thats very correct its Waldorf 43 in Providence (Greenvale).

deciding staircase is a nightmare so far with PD. after spending some time today at Hopetoun still not sure whats the difference between classic and traditional for Option 2, lol.

We are in! Settled on the 4th, moved in on the 5th. Will do a full blog post including pictures once all the boxes are unpacked and the house looks a bit more lived in, but for now I'll just say that we're extremely happy with Porter Davis and loving our brand new home!

Thanks to everyone on this forum who has given us advice/hints/reassurances from time to time, the information on here from people who've been through it all with PD already is priceless (take note people just signing up!).

Just a reminder to try and get any issues sorted by your SS in the first week of handover while they are still your friend. In my experience the New Home Care team is worse than whomever converts your requests to drawings (and forgets things) or the pricing team and their magic 8 ball.
PD have your final payment so any calls to NHC (in my case) was like getting blood out of a stone... Care factor 0 !
So keep pushing people !

Just wondering about pot drawers. We are having as many as we can in our kitchen. On our drawings we have two shallow pot draws at the top, and a deeper one below. But I'm wondering if it would be better to have three that are all the same depth... That's if PD do them like this...

We have a set of pot drawers either side of the stove and one set on the island bench (which will be for plates, glasses, mugs and bowls - so I'm thinking this one really should be three the same depth...)

We were just interested in a ballpark price. Also, are all windows double glazed or depends on your own preference and energy rating?

It will depend a little on the size of the windows etc that you have in each room. Some of our windows are small. Our SC told us to budget around 10-12K as that was what a house of about your size had cost just prior to our discussions with her, however at Tender/Contract it was only 6K. You can select whichever windows you like to be DG, they don't all have to be.
