I received an email on Tuesday night but still no call... We have our tile apt tomorrow and I still haven't even signed tender yet. Not sure if I should be worried or not but given the experience some of you have had, I am starting to wonder..... Yep. My new BC isn't exactly prompt with their responses. My old BC was FANTASTIC. I'd email him, he'd call the same day. Always followed up with a call. He was on the ball but then we got allocated a new one as he moved on, and they take a while to respond. Having said that, I have heard PD are extremely busy at the moment, maybe they are all just under the pump? Re: Porter Davis homes 7303May 16, 2013 11:54 am Just noticed that in my soil test report that the recommendation is for a M Class waffle raft slab but in my contract PD has accounted for a H1 class waffle foundation. Anyone have any insight as to whether this is meant to match? Re: Porter Davis homes 7304May 16, 2013 12:04 pm Serenity_Now Just noticed that in my soil test report that the recommendation is for a M Class waffle raft slab but in my contract PD has accounted for a H1 class waffle foundation. Anyone have any insight as to whether this is meant to match? You would assume that what the soil test comes back with is what you would get in contract. However, when we had our tender appointment we were told that PD and a lot of other builders rarely do an M class slab anymore. Our tender presenter did explained to us why... When we had the big drought a few years ago and then we had all that rain, a lot of M class slabs cracked causing lots of issues for builders and engineers. A number of engineers went broke as they had to warranty a lot of the slabs. Given our current climate, most builders these days will rarely put in an M class slab. Well, that is what we were told. Given the difference (and a price difference I imagine) I would query it. It may be an oversight. Let us know how you go? It has usually taken our BC over a week to respond to emails - it would be really nice if she at least responded with a "I got your email and will get back to you with a response shortly" Last time I sent an email, I ended up just resending it 5 days later - I got a response later that day. Best to do everything via email (or email after your phone conversations to confirm what was discussed) that way you have it all in writing. If they are busy it's no excuse - put on more staff - simple. They've been 'busy' all year if that's the case. Nothing out of the norm here, and we have had a wonderful experience so far, so I wouldn't worry too much about that. I spoke with our BC yesterday and sorted out all the niggling issues.... Today we had tile selections. Beside our expensive tastes lol, the process was a breathe of fresh air. I am very happy and back on board!!! Thanks to all for the advice. And thanks to Helen for the concern. I thought it was best to publicly acknowledge that all is ok and we are happy again Re: Porter Davis homes 7311May 17, 2013 5:31 pm MummaDJ Nique01, I had a chance now to look up Houspect Inspections details: HOUSPECT VICTORIA Phil Kennedy phone. (03) 9808 4000 / 1300 294 388 fax. (03) 9511 0203 email. info.vic@houspect.com.au web. http://www.houspect.com.au/victoria/ post. PO Box 2521, Mt Waverley Vic 3149 These are the 5 stages they do. Price would be give or take 2K, depending on the size of your house. I think it is money well spent. As someone else commented a while ago, we spend money on upgrading things, so this sort of money is worth it to ensure that everything is completed well and as per standards. 1) Slab down/base 2) Framework (walls and roof frames) 3) Lock-up (Roof covering, external walls, doors) 4) Fit out/Fixing 5) Practical Completion Thank you so much for this information. We are happy to spend the money on this, I think it is totally worth it! We are building the Drysdale 28. Hopefully we will be building in July Re: Porter Davis homes 7312May 17, 2013 5:34 pm Lurgen MummaDJ nique01 Can anyone recommend a good building inspector for south eastern suburbs? I'm thinking this is the way to go. Also, what stages should we get an inspector for? Hi, we are using Houspect Inspections, others have also mentioned New Homes Inspections. If you search those names you will find their contact details a little earlier on this thread with discussions around them also. +1 for Housepect. I am using them at each payment stage. HD Thanks for the info. Roughly what price are you paying to use them at each payment stage? Our house is 28squares. I'm building a Drysdale 30 so these figures should be about right. Houspect provides a package for the five inspections with a discount applied to the final inspection. The five stages (in brief), and the fees including GST for the property you have described are; 1) Slab down/base $350 2) Framework (walls and roof frames) $440 3) Lock-up (Roof covering, external walls, doors) $418 4) Fit out/Fixing $396 5) Practical Completion $595 but reduced to $550. (Package discount applied if 3 or more stages inspected). They've already paid for themselves in the first inspection so I'd definitely recommend them. Re: Porter Davis homes 7319May 20, 2013 12:42 am Team PD tinker Back Pocket Hi Tinker, I have been told that unless the house is designed with a laundry shute that they will not do one as they have to make changes to the joists between the floors which means re engineering. I am trying to get a heating vent in the laundry and they have said no extra heating downstairs because of the location of service ducts however they have put one in the store in the craigieburn display so I know it has been done and I am trying to get it. You probably need to look at what is upstairs over the laundry to see if there is anyway it could be put there. Hope that this helps. We have our second go at tender tomorrow, supposedly it has all been entered correctly now. Hi We wanted a heating vent to the study as per the hoffman at aspire display. But we were told that its not possible and the one in display might not function and could only be for "display" purpose that doesn't make sense. If you do manage to get it pls let me know? Good luck for tomorrow. Hi Tinker, I'm going to look into this for you. Someone will be back in touch with you shortly. Cheers, Helen Hi Helen still waiting for someone to get back to me regarding the heating duct in the study for the Hoffman.
