Just to summarise that the build is progressing well, brick work done to 2/3 of the house, electricals completed, upstairs windows installed. Our SS also organised for the sliding door leading into the alfresco to be replaced, the door was sliding open left to right, when it should be right to left from inside. I can see he is doing a great job overseeing the build and ensuring the tradies are onsite almost everyday. So we have a pre-approval from the bank with regards to a construction loan. But this is obviously subject to the bank valuation of the build contract which I can't give the bank until I've signed it.... So in some cases, this almost feels like buying a house at auction and praying that the bank agrees with the purchase price and provides the funds? Or is there a "Subject to Finance" clause for the contract with PD? Any insights? We've asked for a couple of items: * Pre-wiring for an alarm system to be installed - Nope, we don't do it for double storey houses. * Glass splashback to be installed behind rangehood of our choice - Nope, our electricians can't be bothered working out a new template to be cut for the glass I understand that PD is a volume builder but when they push back on the simple requests it really doesn't help with the 'dream' and we wonder whether its better to just cut our losses to get exactly what we want with another builder. You do get a 2 week subject to finance clause and I have extended mine 3 times now. Hoping to get another valuation by tomorrow. I had a pre-approval as well but this really didn't mean anything! If this was your second home and your already had equity, or lots of savings to cover the gap and more than 20% deposit then it wouldn't be as bad. Our land is coming along! Love the street lights! Still are being told settlement on the land is July. Grrrrrr. We were originally told that "settlement will be April/May, worst case scenario June" Hi Ingle That's terrible new.. the delays suck... We signed in Jan 2012 for an April Settlement... May at the latest say the developer (AB Justwait...) Flash forward to settlement about 31-July and site start now in October. There was a clause in our contract for an additional costs every 2 months for a delayed site start. Being 2 storey, that was an additional $2000... So in January when we knew this, I didn't care but it kicked in August so it was stressful locking away the paperwork not to be penalised... So don't believe what the land sale office says... they just want your money. And they also were not very forthcoming in telling us it would be nearly 12 months before we could get a home phone or the internet connected... regards Mike Thanks for the info guys. We are hoping to save some $ by not having to pay PD an extra $1000 each month after May. They seem to have filled up most of the ditches at the front of the blocks for the services so I guess it won't be long till they do the roads now. Tile appointment will be in two weeks with contract two weeks after that. Looking forward to having things finalised. I understand suppliers pricing can change but what is the point of the quote if things can change? I thought a quote in writing was legally binding... My BC forwarded the variation to be signed for the staircase to be corrected.. My fee? $3370! So much for management agreeing to "look into the issue". Bottom line... When we had our colours appointment they asked us this and as we signed up in November, we we were able to choose from both caesarstone or essa stone. I think they should have signs up at Hopetoun stating that when they change suppliers the original range is still available for people who signed up before a certain date. It would make it much less confusing (and frustrating!!) for new people who see both options in the showroom and then assume that they can have either. Hope you can get your caesarstone... Wow that is terrible about the insurance! I guess ideally proof of insurance should be provided prior to first deposit but I'd imagine they would refuse to be out of… 17 9760 There isn't any need to.
