Browse Forums Building A New House Re: Porter Davis homes 6301Oct 25, 2012 12:57 pm Does anyone know much about stain. Isn't the stain expected to shine. Our SS is trying to convince us that the stain on the frame and the door will be two different shades as the wood is different on both. I find that explanation flimsy. Re: Porter Davis homes 6302Oct 25, 2012 3:53 pm I assume you're talking about on cornices and architraves? I've always thought it normal for staining on architraves to be a matt stain, compared to flooring which is usually gloss. The house I grew up in has stained architraves, but I couldn't afford to do this in my own build, so they'll be gloss painted. Yes, the timber used is definitely different to what would be used on a painted piece, same as being different to the doors in both cases. I can see there being a very real risk of stained architraves not matching stained doors. Building a Delta 21 at Craigieburn - http://homeofzero.blogspot.com.au/ Deposit: 26/02. Contract: 22/05. Your stain looks perfect to me...maybe our SS has hired the worst painter in the business, the painting job is pathetic and we we queried this with the SS we were told we are expecting very high standards. The explanation that is offered to is is that the door is hardwood (Merbau) and the frame is a different kind of wood. Hi J & C If your door is a pivot door then your ss is correct, the frame is a different type of wood to the door. our door is 2340mm high and was maufactured by William Russell Doors while the frames is from Corinthian (I know they are sister companies but I don't understand why there is difference). We had our frame and door stained in Old English Walnut and you really can't see any colour differences. Re: Porter Davis homes 6308Oct 26, 2012 8:59 pm Can some one please let me know what happens at handover. When does the house clean occur ? When is the paint from glass on glass doors taken off. When does the house clean occur ? When is the paint from glass on glass doors taken off. We have been informed that we will have a final walk through on Monday (was supposed to occur) and after that a handover. I was told today by Site Supervisor that during handover, he will take through the issues that was raised during PCI & issues raised by independent inspector if you have used one. I have been told the house will be clean when we go to check this. If you are happy with it, then SS & us will go to PD office for handing over the keys where the final cheque payment can be made. When we use the keys for the first time in front & the back door, I was told it will break some lock (not sure what he meant by that) but effectively he was saying that whatever keys the PD people will have after this will not work. 'Builders keys' are used during the construction process which have a different pin configuration. They'll have heaps of these builders keys made up so they can be given to contractors more easily, but the 'owner' keys are different. What happens is when the 'owner' key is used for the first time, it pushes the pins past a certain point that, to put it in simplistic terms, reconfigures the lock so that it will now only work with that new key, locking out the 'builders' keys. In theory they can no longer be used. However, there are many people who will tell you not to rely on these keys/locks, as you can still actually generate a master if you had access to the cylinders at any point - it's trivial to figure out the pin configuration. There are some insurance policies which will refuse to pay out if you have not changed the locks from those supplied by a builder, for this reason. It is best to check your own insurance policies wording to see if this affects you. Building a Delta 21 at Craigieburn - http://homeofzero.blogspot.com.au/ Deposit: 26/02. Contract: 22/05.
