Had 8.5K in mind, and walked out at 13.5K ::angry::

Hi George,

If I may ask, (i) what did you ask for that cost $13k !!!!! ??? ::dizzy::

, and (ii) more specifically, what was the standard number of power points offered throughout your home before any upgrades?

So far, I've allowed enough in the budget for around 40 downlights (@ $104 each) and about 13 extra double sockets (@ $50 each). I'm assuming that the standard number of sockets in our homes is about 16.

I'll PM you the costs tonight.
The main items were Ducted Vac, Alarm, Home Theatre & TV pre-wiring. Plenty of PP's and downlights too. The bit that tipped us over the edge was slimline fittings (pp's , switches, TV Points Data points (all @24ea)

Wow! Um - in my little head I had budgeted $3K for electrical.....is this even possible to stick to?

It most certainly is! Our electrical upgrades totalled $2 904 for a single storey 40sq house. That included heaps of extra power points, data points, phone point, extra TV points, pre-wire for Austar (Foxtel) points, outside flood lights, extra lights, a lot of two way switches, etc, etc.
But no downlights... I hate them and that is what kept our costs down. Downlights will add a heap to the total.

Hi SSAZ,

Many thanks for pointing out the pre-plaster stage inspection. Actually that’s what in my mind, but in the PD Procedure of Purchase there is no stage as such, as it is specified as Lock up after the frame stage.

After the frame stage I hope the builder would start the facia, gutter, roof tiling, bricking & the inside work. If I would interest in using an inspector for the pre-plaster stage could you please let me know at which time do I need to hire.

Hi Roshi,

Yes, that's right, there's no pre-plaster stage in PD Procedure.

They will normally do the roof tiling first then hopefully they can find brickies to start the brick work (there are shortage of good brickies), just keep an eye on the progress, they might do reverse building, i.e. do the plastering after the house is wrapped but before the brick is done.

New Home Inspections told me the trigger for pre plaster inspection if once they've rough in the electrical. You might want to contact them first, get your name in their data base & give them copies of your floor plan, electrical etc before actually calling them to do a job. You will normally need to give them 4-5 days notice for an inspection.

Thanks for the info.. Ohh I didn't know that it is possible to book New Home Inspectors without confirming a date for the inspection. I will call them tomorrow morning to register & will bring the house plans to be forwarded.

By the way how's the construction is going on with your Camberwell 29.. Hope things are moving smoothly..

I think we'll have hand over in 2-3 weeks from today. They have to do the floating floor board then just need to tidy up few things then that's it. We'll surely be in before Christmas.

That's great if you can move in before the Christmas... Hope you are awaiting for the handover to start your life in the new house...

As I have told you couple of months back, initially we selected Camberwell 29 & later changed our mind to a double story.. Camberwell 29 is a great design with a spacious family room & passages.

I just viewed your blog & the colour combination is excellent.. By the way whats the brick type you have selected, is it an upgraded one or is it BORAL...Sorry my vision is very poor. The off-white motor would really go with the selected brick & the colour of the door. Any luck in remembering the colour of the door.. I have selected a similar colour for our door as well, but unfortunately I cannot remember it at the moment.

We upgraded the brick to Boral Kurrajong, we originally wanted Mocha but thought it would be too dark plus the consultant told us we can only have raked mortar with it.

The door colour is tenneessee dawn.

For those building from the Lifestyle range, does anyone know who the window supplier is?

Also, for the windows in the Ensuite / Bathroom has anyone upgraded from the standard "clear" glass to something more obsure? I ask, as I've inquired about changing the glass in these windows to Translucent and have been told that this is not possible and that my only options are either Spotwood or Cathedral, which are still partly transparent !!

Southern Star Windows http://www.southernstarwindows.com.au/ is the one they used for our house. I upgraded the ensuite, bathroom & toilet windows to what PD calls spotswood glazing for $267.

Hi SSAZ,

Do you have any recommended fencing contractors? Even though we are at the early stages of construction, one of our neighbours is insisting to place the fence where our garage boundary would sit.

The gap between the land demarcation & the garage wall is only 50cm & the neighbour is giving us a headache just after the site start. Thanks for our SS; he was able to convince the neighbour to hold for 3 weeks till the garage wall would place. But now it has been 6 weeks after the site start & still the brick work has not been started & the neighbour is extremely annoyed.

Hi Roshi,

We've got 5 fencing contractors coming to quote but so far only got 1 quotation. Waiting for a quote from Amazing Fencing, one of our friend used him previously & was happy with his service.

I have no idea the pros & cons of paling vs colour bond, but we'll surely go with paling because our house is corner house & don't want to clean the grafity every week.

Thats not a bad price, I was given a incredible price of several hundred per window. Didnt go ahead with it, going to get the tint film instead

At the moment I'm still trying to find out what the actual difference is between White Cathredral and Spotswood glazing. There doesn't seem to be much on the Southern Star Windows website that explains the difference.
