We did a frame inspection 2 weeks ago & the report was given to the SS & CSA 1.5 weeks ago. We are going to decide either Evp cooling or Ref. cooling with PD, as the builder advised that I can not do my own cooling during the construction. We actually prefer Daikin Ref. cooling, but it can only be installed properly during the construction and can not be done after handover. (Called so many cooling installation companies, and all confirmed the proper Ref. cooling need to be done during the constraction). And some of those are frustrating. to add to the list ... PD does not allow you to get a copy of the contract and think over it before you get to sign this. You find all these things once you have put down the deposit. I cannot sleep over the contract before signing it and changes after the contract signing is a big no no .... sometimes you wonder if you are a customer or not .... Hi SSAZ, To answer your question, inspection reports are passed onto your SS & CSA who then organise the appropriate people to fix the problem. The amount of time it takes to fix the problem depends on the type of problem. If you want an update on your repairs, I suggest directly contacting your CSA. Still haven't heard anything from the office! Patiently waiting! But our land is due to title in oct. I think with any build u have to hire an independent inspector to review each stage. I have heard it's around 500 for each review! For peace of mind we will be doing it! Can anyone recommend a good one for Doreen? North of melbourne? Please pm me. I have been using the envisage studio to help me pic bricks, cols, etc for external & internal house. It really helped. I spent 4 hours last wk playing around with it. Awesome. Still haven't visited hometown but been going on lots of blogs of people that have built or building with pd. My CSA has been very helpful but I'm not sure she can help me much. I did meet the SS onsite this afternoon, & he assured me everything will be fixed, however I do doubt it, firstly, he didn't even seem to know where the problems with the slab are & it's been almost 2 weeks since I forwarded the report to PD (CSA & SS). Meanwhile they've started the bricking today & plaster will start tomorrow (according to SS), which mean the problems will only be covered up by the brick & plaster. I didn't pay almost $30,000 for site cost to have less than perfect slab which may cause cracking in the future & I surely didn't pay that much for the slab to be poured short along the rear of the house. As for the other problems, roof beam across the front of the garage door opening have not been tied to the wall studs & plates which in turn have not been tied down to concrete slab. My area is very windy & my neighbour's garage roof was blown off a few years ago, I simply don't want the same to happen to me in the future. And the final problem, the internal wall stud and plates, a number of which are load bearing, have been notched into by more than the maximum allowed. This problem will disappear once the plaster is done, cos we simply can't see it anymore - plaster due to start tomorrow, by the way. The reason why they have this rule in place is because if anyone gets hurt, PD will be liable. You probably should have done more research before signing with PD if you were looking to get a certain cooling system. It would be good to take your own contract home as the details in there is your own + it contains the tender which might include doubling up issues or incorrect item + your own drawings of the house. If you take it home then you can go through and point out the issues and get that fixed in one go and then sign them. This saves alot of time of the customer and builder. Instead after signing you find out that there are mistakes and it is not easily fixable. It would take few weeks after that to get that all sorted out. Even if you point out the issue that would come in as post contract variation. Fixing issues with contract\tender is not post contract variation. Post contract variation is some new changes you or builder requested as a result of 2nd soil test or so. When you sign it says only sign if you happy with what is include in this contract. You cann't sign something knowing there are issues in the contract in terms of tender items or drawing. Plus this is worth alot of money. If you get it right in the first go then the construction people will not be holding old set of drawings that are wrong that will cause other building issues later on. PD should re-think some of the processing. I am sure other builders do that to. Something for the building groups to improve on. We were advised to put down a deposit during the tender process to lock the price down, which we did. Then when things started to go badly, we could not pull out and go to another builder coz the drawings were ordered and soil tests done for which we would have to pay more to cover the costs. For first time builders these are not so easy to accept. And you don't have a choice but to go ahead with the builder. You put a deposit you may loose out if you do not choose to go ahead, if you do not put a deposit then the building prices are going up. Where does this leave us? My CSA got a construction manager to call me just now & hopefully that will speed up the process. Spoke to a couple of clients who do slabs for builders, & I was told it was an easy & quick issue to fix as long as the brick hasn't been done yet. Haven't had the chance to speak to any carpenter yet though, but I know even I can fix 1 of the problem within 10 minutes with just a hammer, bracing & nails. The problem with the studs & plates inside are more complicated I guess but don't see how a carpenter can't fix those within a day. My SS said that he'll have a meeting with the concreter & carpenter onsite this morning to go through the issues. Overall I should say he's a good SS, he has good subbies working for him. Was pretty happy with STD inclusions in most things but I think I will be upgrading some Little things, like door handles for kitchen, carpet underlay, front door, floorboards, ceaserstone bench tops. In terms of tiles, visiting nat tiles was really good. The STD range was really good & I was happy with everything they had to offer ![]() I really had alot of fun and looking forward to going back to actually make the selections. I found the girls really helpful & very nice. Now I have to visit boral to confirm my brick & render choices. But the colour I absolutely fell in love with was Jasper, followed by paperbark. I had the contract meeting and was able to take the contract home and read over for about a week before I signed it. No one should be pressured to sign any contract on the spot without having the opportunity to make sure they know what they are signing is correct.. Just crazy I think!!!
