If the driveway concreting is yet to be done, then they are the best people to approach. Get what postbox you would like and they can concrete and set this for you, usually at no extra costs. Not a major issue but hubby wasn't impressed on the location of the taps, right smack bang where he planned to put the extended driveway....lol. It would have been nice if PD would give a few options on where people would like their taps placed. ![]() I have nothing yet.. bank delays for the most part ![]() Hey Humble, I don't know what your bank delays are but if they are the same as mine here is what I was told: Received email from my Administrator today indicating that our bank manager still has not ordered a valuation for our property. Based on our Administrator's experience, this would mean that Formal Approval would not be issued for 2 weeks (generally 1 week for valuation and another week for formal approval). Oh well looks like we definitely won't be in before xmas. It could be Feb or even March 2012. Bummer!!!! PD do mark up pricing. We were charged an extra $5K to lay and supply Timber Top floorboards and we dealt with the same flooring company as they do. Obviously we are doing the floorboards after handover. When I asked why the high price the response was we have to make money somewhere, in otherwords they've given it a high price because they don't want to do the job. As for carpet, we are also doing this after hand over as we have picked the Redbook range and PD don't offer this range. We were quoted a few different prices highest being $7000 after we dropped it from $7300 to the the cheapest being $5300 from Western Distributors for the exact same carpet. For anyone wanting to do carpet after handover maybe have a look at Western Distributors in Sunshine and compare quotes with places like Carpet Court etc..... They also do tiles and floorboards if anyone is interested. They've been in the business for 40 years, so they must be doing something right. What does the 23 week completion guarantee really mean? The only fine print that is related to above in the promotion is to a Standard single story house. Now when we get to the contract signing stage there is a statement (I will not refer to this as a clause intentionally) "Allow for 272 days". Which you cannot dispute and also payments made so far will not be refunded if you back out at this stage. Does this constitute misleading advertising? On further inquiring I was told that my house is not a standard house as it includes variations. However there is no mention in the contract or any written material given to me stating that mine is not a standard single story house nor a definition as to what a standard single story house is. Now there is a another clause in the contract that states that a standard house construction is for 272 days which includes 88 days for all client variations. The 23 week guarantee is for a paid promotion. Am I to perceive this as paying extra for reducing your standard construction time from 272 days to 161 days or 23 weeks? This looks like quite a gray area. After this point PD will pay you a weekly penalty rate (ie $250). Now variations which will effect this guarantee include site works (which you have no control over) and all other inclusions which are not standard (i.e. lights, taps, and kitchen alterations). If they told me that my house would take 30/40 weeks and no 23week completion guarantee. I would not have posted this question at all. I’ve also make some structural changes which will need more for the frames and brickies time, hence adding to the construction days. Question out there for everyone. Has someone build a standard house with no variation? If yes what was the construction time in your contract (excluding 28 days for Christmas if you build over this period)? We're building the Foxley 29 in the SE suburbs and are at plastering stage. We're getting hebel which is going on this week so at an exciting stage. In regard to build time, we signed up for our single storey home when there was a "guaranteed 20 week completion" deal. We were told by our sales consultant that if we made no major structural changes there would be no added build time. We checked if this included adding doors, heightening doorways and changing our kitchen bench slightly and she confirmed they didn't constitute extra time. We also did some standard upgrades as per the display and other minor upgrades. When we got to the contract signing it stated 140 days (20 weeks) plus 37 days for client variations. We told them we were under the impression there wouldn't be any extra days - as per our conversation with the sales consultant - and they scrubbed the 37 days straight away. So our outcome was good, but we were disappointed that we had to argue it in the first place. I still don't know whether we were given the correct information from the Sales Consultant but that's what we had to go on so we stuck to our guns. As mentioned on here everywhere, keep notes of conversations with staff - they'll come in handy! We found the early process - sales/contract etc to be a very bumpy ride. The handover from Sales to Customer Service wasn't great but our Site Supervisor is very efficient and our CSC has been very good since we conveyed our disappointment with the whole process. I've got to say that without this site and the information that people have shared, I'm not sure whether I would have got through the first part of this build without going insane. We have been at that stage for a while with not much movement. I have a couple of questions regarding the fixing of the frame before plastering and how do you know that they have fixed it if they wont show you the report? It also seems that everytime well at least counting about 10 times that I have visited the house recently there has either been no one there and the ss never seems to be there very often. Has anyone else had this problem as it has been since fri the 15th that they finished painting.. and nothing has happened on the inside, only just put on the garage door this week.. Have you asked your Building Coordinator to explain this for you? They have all the information on your build so they would be the best person to explain this and give you an anwser. There are things that effect the timeframe of a build like size, weather and public holidays. Sometimes delays with materials from suppliers also impact timeframes. We try to forecast these so we can guarantee your construction timeframe. If we're behind, tstr1a is right, we'll pay $250 per week compensation. Way to go!! Our 3 month maintenance check was done, guys were supposed to come out to fix stuff. One tradie showed up on the appointed day and said he'd come back a day later to fix the two pages or so of defects we have. Almost two weeks later and several calls to the offices later, am still waiting for the mythical tradies to show up.
